Complaint Review: G9 ASSET MANAGEMENT/GABRIEL FIELDS

I entered into property management with Gabriel Fields and his company G9 Asset Management to manage my two properties in Toledo Ohio through his Office in Toledo. When I handed the properties to him, the two properties had two paying tenants and the properties in good shape.

The tenants were paying the rents as when due but Gabriel and his G9 Asset Management will delay my monthly report and will not remit my monies when due. Gabriel were collecting the rents and water deposits from the customers and was not remmiting my monies to me after collecting his management fee. Gabriel held my monies for months and the properties were not taken care of even he was reporting that all were good.

When I pressed further for my monies he started avoiding my calls and suddenly became unreacheable because I was not living in the US. When it became clear he could not deceive me further he sent a termination letter to me stating that the rent of the last July of USD1,104 will be paid. This is he did in middle of September. That money and the other monies collected were not paid to me till today.

When I checked, I discovered that Gabriel only released my properties when the tenant stopped paying and parked out. Till today one of the properties is still being occupied by unknown person which I am trying now to evict. Suffice to say that even the water bills claimed to be paid were not paid.

The monies held in the Escrow account and rent already reported in statement shared with me till July 2016 but not remitted to me ammounted to USD2,348. He also debited me with USD1,255.14 as cost for water bill payment which is not evidenced any where.

The rent collected from the tenants from August to October when he officially indicated that he is terminating the contract ammounted to USD3,642 and was never also remmitted to me.

He told me that the cheque sent to the Bank was returned and that he will physically go to the Bank to correct it but never did till he stopped taking calls or replying to our mail.

This is the biggest fraud I have seen from US property managers especially when it is involves an investor not living in the US. Gabriel Fields is a bad case of a property manager and G9 Asset Management is a big scam. Gabriel lies a lot and never says the truth. He can deceive and cook up stories to cover up his track. He is only interested in the rent and never cares about the properties.
