He will do hard money loans but wants 3 upfront fees of 1550, 1745, and 8000. This might vary as the amount of loan. He will agree to let you pay the 8K upon funding. He issues a contract and then tells the borrower he will be funded within 72 hours of paying the fees agreed to. Then at the last minute he will call write needing $3700 foe VAT.  "If you pay this amount I will have you funded by noon today" is his line. This guy has more excuses than a person can take.
