Lived in The Regency since Aug 2009 and unfortunately can't move out till Aug 2011 without retribution.

Major complaints about the complex: price $750-800 for a one bedroom apt. No designated parking lot. My car was bumped when parked on the street, and the driver took off. Heat cannot be controlled separately for each apt, unless you are willing to pay $950 for 1 bedroom. Heat gets turned on by landlord around mid Nov-early Dec when you don't have any feeling left in your fingertips, and when tenants complain, he puts signs up to use heaters. Water temperature changes multiple times during shower - from scolding 150' F (measured by meat thermometer) to wintery cold without any warning if anyone in the building is using water in ANY way. Central heat hisses loudly when it comes on, impossible to sleep, and usually stays too cold or too hot - had to try to open windowns in the dead of winter, but they were painted shut. Repairs inside the apt are untimely. Only one washer/dryer (prehistoric) for 4 (if you are in the lucky center building) to 8 apts. Landlord is a lier and a cheat. Hired 2 red necks Ron and Kevin who hang around all the time in the apt complex - one is also a tenant there, discuss in the most dispicable manner all the tenants, esp. females, with snide comments on people's looks/outfits. One of them is drunk most of the time. Had to call 911 because thought he drunk himself dead. Called 911 3 months later on the next door neighboors who were fighting/yelling/drunk, one of them ended up in the hospital for a few days. Told from the previous tenants who moved out that it is impossibel to get the full deposit back no matter how perfect the apt looks like. Landlord Bill Gleuck will blame you for every scratch on the surface even if it was doneby the previous tenants.

Pros: 3 min walking distance from The Plaza, next door to US bank, The Mixx, Bo Lings, Trolley Trail, Nelson-Atkins, Volker Park, UMKC. Some apts have upgraded kitchens, unusual apt layout. Small complex. Descent landscaping.
