We are a property preservation company in Boise Idaho recently contracted with Sentinel Field Services of Layton Utah to secure, winterize or otherwise service repossessed properties owned by GMAC/Homecomings Financial. We were refused payment (see Sentinel Field Services report) on 7 completed work orders after stopping all work activity because of repeated short settlements from Sentinel. They claim the "bank" won't pay. I have no way of knowing who won't pay. Ultimately it's GMAC as the owner of the property in question according to Idaho law.

We then filed workman's liens on all properties on which preservation work was performed with one 2 days before scheduled closing. First American Title company in Boise, Idaho handled the closing but ignored the lien claiming the lien was inconsequential and would not cloud the title nor stop the sale of the house although the new owner has paid for title insurance guaranteeing a clear title. The answer from GMAC Real Estate was the "GMAC does not respond to such liens"

To date GMAC or Sentinel Field Services owes over $5800 in unpaid invoices, collection costs, attorney fees, etc. As well as First American Title Owes $950 for the ignored lien on a closed property and at least a reprimand from the State of Idaho for illegal business practices. Thank you.

Dear Allen: You must submit a Q.W.R. (Qualified Written Request) to be sent to them by Certified Mail Return Receipt Requested (of which-Receipt is the little green card you fill out). Please consider a fax, as well! State date, purpose of letter, state that the letter is also a copy, & is being sent Certified Mail Return Receipt Requested, etc.! A suggestion is please send copy of same, Certified Clerk of County Records Department of Property Appraiser's Office in the area for each one of the properties (please do not forgot listing the folio number with address) in question plus a copy of each, thereof, to your Congressman or Congress Woman! Please review & listen to all of these suggestions, of which, were obtained from newspapers, magazines, and press media & radio. These are suggestions to be passed along for review for your decision to be made by you! God Bless You! We are praying for you!

here in fla a property will not close if there is a lein on it despite anything they might say

so listen up several weeks ago i called gmac to ask for the number to gmacs voive of the customer i was told they dont exsist any more ??/ today i found and old numbe and low and behold they do so heres the number call them make a big complaint to them let the pres know you wouldnt stand for their bs any more this is only for homes folks not cars 888-462-2864
