On July of 2012, Grace Homes contracted with us to replace our roof, gutters, a skylight, and do some outdoor painting. They contacted us regarding hail damage that occurred in April of 2012, informing us of a government repair act to repair hail damaged homes. We contacted our home insurance company for details.

Repairs were started in a timely manner, but when a leak in gutter repair, and additional ceiling leaks were noticed (in two different rooms, other than those previously noticed) after crews indicated that repairs were complete, we called and left several messages at Grace. We finally received a call in September, 2012. The project manager called, came to visit, and documented what issues needed to be addressed, and sent someone to inspect the roof to see if proper seals around all areas had been completed. As far as we can tell, no new ceiling leaks have occurred, or spread, but the gutter at the front of the house leaks when it rains. Other previously discussed and contracted repairs have yet to be completed.

We have been approached a couple of times to determine if 95% of the repairs have been made, and to consider passing on the last insurance check, and they would guarantee that repairs would be completed. Our mortgage company will be inspecting the repairs, so we were told not to release the last check until repairs were completed, and a lien waiver had been signed by Grace Homes. We have also been asked to consider paying them for what has been done up to date (we thought the first and second check accomplished that) and they would release the extra for us to contract, to complete the additional repairs needed. We do not want to take additional time to search for another contractor to complete repairs. We would like for Grace Homes to complete repairs before the weather gets too bad for them to complete them.

Do you have a copy of this companies' standard contract that articulates its warranties?
