This company is unconscionable. I suppose it stems from their association with Conseco, king of the sub prime lenders. My wife and I bought a manufactured home in 2001 at a sub prime rate because we were self employed. We were assured that we could refinance after a certain time of satisfactory payments. We had over 3 years of solid payment history. No lates ever. The whole time we were told, oh just a few more months, just hold on, we'll get you refinanced.

Lately, we have fallen on some hard times and have been late each month but have made our payments before 30 days late. THe subprime payment amount has become increasingly difficult to make. Last month, when we were 10 days late, in one of their harassing phone calls, we were given an amount to pay via western union.

Since we got the call onthe road and no way to check it, we made the payment. The harassing phone calls magically stopped! Until the other day when we got a phone call from our 'account manager' Melia to inform us that since we neglected to pay our $52 insurance cost, the account was now 31 days past due and they were starting foreclosure. WHAT?! I paid the $52 and they are still threatening.

I found out that Melia and all the account managers are heavily bonused on how many homes they foreclose on. She told me so! She said 'well, thats how I make my living. I dont really care if we take your house. I have my own bills to pay.' She all but acknowleged that they probably gave us the wrong amount to make that happen. Oh and magically we never got another phonecall until 31 days. These people are ruthless.

This company is a nightmare. If you have a loan being serviced by them and you are in good standing, RUN FAST AND FIND SOMEONE TO REFINANCE YOU. TODAY.

For those that don't know the truth behind the Conseco Bankruptcy please read this. The truth behind it is that Conseco filed Chapter 7 bankruptcy due to the fact that they did not have enough money to pay out all the lawsuits due to predatory lending problems.

Green Tree is doing the same.
We are now victims of Green Tree. We found out that our loan was fraudulently processed, all signatures were cut and pasted by the dealer except for 3 orginials. We turned all documents over to the FBI. Once Green Tree was aware of the fraud what do the do? Send us a certified Notice of Default and Right to Cure Default. Guess what Green Tree it is illegal in the State of Virginia to do this if you are not 90 days behind in your loan!!!!!!! We are not 90 days behind. Also the Trailer lot is suing us for the lot rent for August. We recieved this lovely lawsuit last week, prior to August. Can't sue for something that isn't even due. It seems that once you prove to Green Tree that they have an illegal contract they just try to get rid of you by trying to default your loan and getting in touch with your lot. Well, they have another thing coming to them, we will be meeting with an attorney on Monday or Tuesday and we are not messing around.

You should see the letter that Green Tree sent to the State of Virginia, makes us look like criminals. All we want is all the money we paid to them period. They claim we want to sell the trailer and take the proceeds. We want them to pay us what they have collected and we have a buyer for the trailer that can "legally" buy it from them at a fair market price. Keeping it all legal. We do NOT want to sell it direct because then we are part of this fraud.

From reading all of the posts about Green Tree the only conclusion I personally can come up with is that is it their adgenda to default all loans and to resell these homes to collect as much cash as possible because of the situation that their sister organization got itself into.
Well, Green Tree is absolutely no better. They themselves are in for as many lawsuits as Conseco received from what I have read to date. I truly think it is time for some Federal Agency to shut these people down permanently.

The FBI cannot help because Green Tree is not FDIC insured. There has to be someone out there to step in. I personally am lucky that I have a family member that is an attorney that can help in this matter and can take payments over time, there are many out there that cannot afford legal help. There needs to be a group effort of some type to shut these people down. We have tried for months to handle this on our own to no avail.

It has made my already delicate condition worse, and the stress is unbelievable on my husband. If you can afford and attorney get one now! Green Tree is as dirty as Conseco was if not worse. I truly don't think it is in their interest for any of us to keep our homes. Believe me, we have had qualified individuals apply to take over our loan when they did have the program available, and I mean these people were qualified, I personally saw their credit reports, scores unbelievalby high.

Looking to buy this home for a young adult, etc., but putting it in their name. They were turned down as not being qualified. We were totally shocked. Green Tree had no intentions of ever letting us out of this loan. Now they have no choice since they are the ones who actually sent me the documents with the signatures.

Could not get them from the Dealer, who as low as slime can get. I have sent a complaint to the FTC, don't know if that will help, plan on sending letters to my congressman, and Senators and even Governor of our State. I wish these people truly cared what was going on with consumers. I see that Green Tree is hitting consumers all over the place and it is not right. They are down and dirty and need to be shut down before everyone looses their homes. It is just not fair.

i can not believe that you are even for real!!!!
the last thing that rip off company conseco greentree deserves from anyone is an apology. they need to do the apologozing for throwing people out of their homes,overcharging and cheating people in ways you can't even imagine. i think it is extremely intersting that you list your address as TEMPE arizona....home of the greentree collections office from hell. if you think they are so great, stick with them then but believe me you are in the minority, and given time they will mess you over too.

I would like to post some additional information about this company and the report I filed. First of all, I would like to say that I wrote the rip-off report when I was incredibly upset. As it turns out, the prospect of losing your home over a $52 dispute is very stressful. The fact is, we have been behind on our payments fairly consistantly over the past few months due to some tough circumstances.

Our account rep has in the past been very accomodating. It is true that she has been firm and at times a little harsh, but I must also state that she has been fair. These folks have a tough job to do and as long as you do what you say you will, when you say you will do it, they will work with you. I had a very pleasant interaction with an upper level manager recently and our situation has been worked out.

I regret flying off the handle and writing the rip-off report in haste. It would have been more appropriate to give the company ample time to work with me and resolve the situation.

To everyone involved, please accept my apology for acting in such a hasty manner.
