Our first mistake was signing a mortgage with Green Point Credit on our very nice Clayton double-wide mobile home. Despite the fact that we carried (and promptly paid the premium each month) very good mortgage insurance, Green Point initiated a $600.00 insurance premium fee (about a year and a half into our mortgage) claiming their records were showing that we did not have insurance on our home.

We sent proof of insurance (on more than one occasion) and requested that Green Point straighten out their records and refund our money. Meanwhile, we had agreed to pay an additional amount on our mortgage each month to cover the additional $600 fee they added. Ultimately, we could never get Green Point to refund the bogus insurance fee and/or correct our account records; they labeled our account as behind payment and began charging late fees and additional interest due to the $600 they claim we owe them. Just when it seemed we had called enough (about 12 times or more) to grieve them enough to do something, the company changed hands to GreenTree services.

Next, we tried without success to explain the situation to the new (GreenTree) company so they could update our account and get things straight so we could be back on schedule with our mortgage. The only response we ever received from GreenTree was a cop-out; they said "the records we received from Green Point do not show anything regarding the $600 insurance fee or your additional amount paide each month to cover it".
Now, after eight years of mortgage payments (totalling more than $50,000.00) they are threatening to foreclose on our home. Of course, they offered to call it even if we will sign over the deed to them . . . not happening! I really do not see how these companies can prey on those of us with unfortunate credit to the point that they rip us off, lie about our accounts, take more than half of the original loan amount and then try to take the home to resell it and make even more money.
Someone with legal muscle and authority really needs to take a stand and do something about these mortgage companies getting rich by using dirty tactics and blaming it on their customers supposed lack of budgeting expertise. If Green Point had simply asked for proof of insurance from us before tacking on a $600 fee, late penalties, and interest, we would be current on our mortgage payment. A reputable bank would not have given us this problem; they are professionals and they keep accurate records and they hire true professionals. I guess you get what you pay for but it seems I'm paying even more for this mortgage and I get much, much less in terms of professional record keeping, respectful customer service conversation, and to be treated like I'm nothing but a loser and my records mean nothing is more than I can take at this point. These people deserve each and every bankrupt customer they get!!!
