My family and I to have been taken advantage of by Greentree. They know all the tricks to take your payments and then claim that you never paid them, even when you have all the proof. They have claimed that we haven't had insurance on our home. We and our agent have faxed them several times, they claim they haven't received the faxes.

We recently tried to refinance and had trouble getting a pay off from them. It was higher than the original loan amount. We have never missed a payment. They forced there insurance on us. They claim we are 90 days past due because our payments have gone to pay insurance. That means that there insurance on a $40,000 home is $386 a month. They sent us a letter stating that there insurance is $549 a year.

I have contacted my attoney generals office, division of banking. Also the local FBI, they both reqested written statements and all our proof. We also did the same to the Fanny Mae, 3900 Wisconsin NW, Washington, DC 20016-2892. We also contacted both state senators. We are now contacting the Ia Insurance Commision and we are in the process of hiring a lawyer. They foreclosed on our home becuase we were trying to refinance. I am praying for all of you out there that are going through this with us. Trust GOD to help you through. And don't roll over there are things we can do to stop this company from doing anymore damage.

Dear Homeowner and Others Who Are Similarly Situated, please do not feel you are isolated and alone. This is a national problem of epic proportions. In the assault on the middle class, this may end up being spoken of as one of the ugliest chapters.

Merger frenzies had Bank of America totally incapable of digesting what they absorbed. So customers left in droves per published record and many mortgages started a trend known as "flipping" (often used to refer to a single investor) to drive income streams for the Bank.

Obviously the poor had nothing to take and the rich would have had the resources to expose the scheme, so middle class people were used to fund expansion. Through various fee gouges true, but the mortgage mess is not often discussed because of the political ramifications.

New loans get money up front. Lots of it, through payments going primarily to interest instead of principal, closing costs etc.

Older loans on the other hand usually has the most of payment going to the homeowners principal and almost no chance of gaining new fees for income stream.

So the following handy trick was very profitable. Foreclose and resell the victims home quickly. When the homeowner asks for the records to defend themselves, they are told the records were "lost" or "missing". Most judges are reluctant to believe a corporation would open themselves up to such a scandal and risk their reputations on such a stunt, so they grant the banks request. Assuming if it was indeed fraud you will have rights to sue the bank.

Recently a Judge was accused of one small issue and it cost HIM almost 2 million dollars to save his reputation. The average homeowner, kicked out of their home, family mad at them unwilling to believe such schemes could be hidden from the media, are turned away time after countless time from attorneys who are unable to risk their money on fighting a bank, and government agencies.

Once the book of mortgages are worked over they are many times sold, and then the buyers sometimes finding out the mess will sell it again. Till finally, the last bagholder gets in trouble. All far away from the original perpetrators. Which may be one reason others like Green Tree must push so relentlessly.

If you are faced with this scenario you must RUN FAST to stop the foreclosure. The system is two steps ahead of you and if you start closing in on securing your property, they will take it quite seriously and may even put you on an enemies list. In which case may God help you because our governments system of checks and balances will most likely not.
