I have same experience about Mayan Palace timeshare scam

We bought the Grand Mayan package through Social Living in Sept 2011.

We went to Grand Mayan in Nov 2011 and we bought the 3 units in Mayan Palace with 16 HSI breakaway weeks.

They have policy indicated that the presentation ONLY for US citizen, we told them we are not US citizen and they still keep us in their presentation.  The timeshare presentation held us 7 hours on 2nd day of our vacation and 4 hours on 3rd day of our vacation when we tried to cancel our deal.

But we failed to cancel our deal, because the sales rep and the staff in the sales office has convinced us we could rent it out our unit easily and we could use our HSI breakaway week worldwide if we don't live in America (HSI is another timeshare company / travel agency), the HSI breakaway weeks price did very attractive to us - US$250 per week for studio/1 bedroom, US$450 per week for 2-3bedroom.

As I said, we mentioned we are not American and we will not travel to Mexico if we move out from America.  Therefore, in their presentation, they put a lot of time to emphasis rent the weeks out, because this is the way for them to meet more potential customer as well. It will be easy to do and guaranteed to rent.

Here is the quote from the sales rep:

"I cannot guarantee to rent out your unit in Mayan Palace in 2014 because I don't know how many people going to come in 2014, but I can guarantee in 2012 because we are fully book in 2012 and you have very good chance to rent it out in 2013 because our room in Mayan Palace is over 70%
reserved."

So, our deal is very simple, we have 3 weeks in Mayan Palace each year and we have 16 breakaway weeks can use in HSI.

The value of rent out our unit and the breakaway inventory availability worldwide in HSI was a major selling point to us in purchasing at the Mayan.

I have been trying to contact the rental agency - CVM, Vida Vacation (the company run Mayan Palace and Grand Mayan and other other sister resorts), and HSI.   Because we want to rent it out our unit in Mayan Palace and we want to use our HSI breakaway week when we travel.

However, after 10 months communication, we got confirmation from CVM that they cannot help us rent it out our unit in 2012.  I contact Mayan Palace and they refused to take the responsibility for this.

I got the confirmation from HSI, the average price for their breakaway week is $650, they don't have ANY 2-3 bedroom can offer at US$450. HSI resort invention mainly in Latin America, US, Canada, only 1 resort in Italy.  This is totally different to what we've been told from your sales representative and the staff in sales office.  

Here is
the quote from the sales rep in November 2011:
"Through HSI breakaway week, you can stay where ever you want around the world, even in Europe and Asia."  

The sales representative and the staff in sales office lied in front of our face.

I have hand writing note from the sales representative that can prove rent out our unit is top priority in this deal and she has wrote down the breakaway week could use worldwide and the price for 2-3 bedroom is US450.  We based on what she wrote and agreed the deal. 

I'm try to group all the victims together and sue Vida Vacation and get our money back. They have created awful holiday experience to us and they are making money by destroying our life at some point, I got a lot of stress when I deal with them because after hundred email back and for, I still cannot get I'm supposed to have already.

I already contacted the lawyer and he is helping conduct more information against Vida Vacation, he said more people join the law sue and we could get more chance to win.

I was convinced by Mayan Palace timeshare salespeople that an upgrade to my timeshare from Mayan Palace to Mayan Place Regency would make it easier to rent and more saleable. I entered into a contract for $6,720.00 to complete this upgrade. I have since learned that this upgrade is doing nothing for me as I try to sell and rent the unit. The list of benefits is this:Elite Reservations rental program (which I had available before),RCI enhanced pkg, certificates for cruise and vacation discounts, 50% off golf green fees (previously it was 20%), senior certificare (I'm NOT a senior), no mandatory maintenance fees after 5 years if I don't use the property?? Lots of free extra benefits and vacation bonuses but nothing tangible. I owe a cash out of $4,368.00. I wonder what the consideration of this contract is? I have all the paperwork and had to email the sales office to get a list of benefits I paid for.

Time shares are a scam!  Knowing this I was very careful, so I thought, about maintenance fees.
When purchased I was told that maintenance fees would not be assessed unless intended use was reserved.  During the fast paced signing I neglected to read the maintenance agreement fully. 

Instead I faced the most unscrupulous sales people I have ever met.  Shame on me for missing such an important contract issue.  I trusted a snake!  Don't let this happen to you!

Mayan Palace sales tactics are hardcore and they will tell you anything you want to hear to get you into the contract and keep you in contract with them. It is too common for the sales representative to offer you an upgrade if you already own a timeshare with them.Most of the Mayan Palace Timeshare Scam being committed by the Sales representative is that they dont let their buyers know they have a 5 days cooling period if they wish to cancel; instead, they repeatedly tell they buyers once the contract is being sign there is no cancellation period. Mayan Palace sales representative also offers a trade-In, letting the buyer believe that Mayan Palace is going to take their other timeshare and sell them for them and deducting the cost of their new timeshare with Mayan Palace, but at the end you end up owning two timeshares and payments due for Mayan Palace turning it into in a double Mayan Palace timeshare Scam.
