READ THIS IF YOU ARE BUYING AT DAYTON GREEN. I lost my purchase due to the HOA not complying with my lender wanting a condominium certificate to prove that the HOA has the 2% deductible on 22 million hail and wind policy which would equate to $440,000.00 in the reserve account. The Dayton Green HOA & Hammersmith Management have lied to past present and future homeowners that they are covered. The homeowners are covered foe 22 million dollars, but do not have adequate funds for 2% deductible.

My lender told them to go to another insurance agency and get a deductible for 1% and he would close the deal. The HOA would be in compliance per the law of Fannie Mae, but they refused. The HOA has 220,000 in the reserves, but HOA and Hammersmith Management were adamant in holding an emergency meeting and rectifying the issue for all parties concerned. Sure you can get around this closing if you put 10, 15, 20% down as the lenders will unwarranted the property under the federal laws , but then you are faced with an HOA who you will have to fight from the get go!

BOTTOM LINE DON’T BUY INTO DAYTON GREEN IF YOU HAVE HALF BEAN IN YOUR HEAD! BAD FOR ALL AND MANY LAWSUITS TO COME DOWN THE ROAD!

Obviously Dayton Green HOA & Hammersmith will not come clean with the public and their homeowners. Obviously their facts are not accurate. i did not have an FHA home loan, I had a Conventional loan. See, they do not have their facts just like they do not have the adequate 20% deductible in reserves for their homeowners insurance policy, 22 million, lets see $440k,they have a mere $300k and that is stretching it. Nice rebuttal, unfortunately not reality!

Blame the Lender, no congratulate the lender from protecting me from a financial disaster!

We appreciate your attendance at the Dayton Green Board Meeting, and your interest in purchasing a home sight unseen.

We understand you are dissatisfied with the outcome of your bid to purchase a home at Dayton Green. The HOA Board of Directors vote on, and make the final decision, on which insurance company will be used, not HMI. We hope it’s understood the disapproval of your loan was determined by your lender, not by Hammersmith Management or the Dayton Green HOA.  HMI and Dayton Green HOA are not involved with, or responsible in any way for lender approvals or disapprovals. Unfortunately, the Traveler’s insurance policy the Board agreed upon for the Community did not meet the FHA lending requirements. These loans have extensive regulations, including certain requirements relating to insurance policies. In addition, the Association has sold several without any issues from lenders.

HMI and Dayton Green HOA are completely transparent with the HOA financial statements, therefore reasons for assessments, repairs, and any budgetary matters are readily available for homeowners to view. Assessments are voted and agreed upon by the community of homeowners and the Board of Directors, not HMI. Also, the HOA Board of Directors and the Community Manager are accessible to elaborate on these matters as well as answer any additional questions. The HOA Board of Directors make all the decisions for the Association, and HMI is responsible for implementing those decisions.

Within 24 hours of your complaint, the Associate Director of Community Association Services attempted to contact your lender. A voice mail with detailed contact information was left, however the lender never responded.

YOu have a hail and wind storm that takes out the 30 year old siding and new roofs which assements are due till 2018 and you will be assessed 7000.000-10,000 for a bad storm due to the lack of funds in reserve for a dedutible. Don't buy here it is a financial disaster and not any of the new owners know this dirty little secret. Hammersmith are unscrupolous liars . So easy to solve, but why when you can continue to deceive and put everyone at risk!
