I just received a copy of the underwriting conclusion on this file. The area of concern is the value of the propertys. Combined, the total to a gross amount of $108,000.00.
So, at this point I need to try & get supporting info to the investor/underwriter that the value is stable & higher than the 108k estimate. We can use either a BPO or CMA from a local realtor or broker. A letter of opinionated value from a appraiser would be great. These reports will need to included sold comparables with the last 3 months.
As long as we can reopen the file for negotiation with some supporting evidence on the value, will be able to renegotiate the financing offer to be able to close. Can be a change in loan amount, rate, fees, term, ect.
