At the beginning of last year, I gave Raul & Jorge $12,000 to work on our files. In the contract they agreed to negotiate with the bank to reduce the principle of the properties. The contract states that Havard & Hampton agrees to perform and complete agreed upon services in a timely manner, which at present should not exceed 7 months from the date, that the file is opened. They made us to pay up front the fees ($500 to review the file and $3000 fee for each files). After almost a year, one of the property was up for foreclosure (we had to pay $950 fee for the bank to reverse it back for negotiation). Another property is currently up for foreclosure and the 3rd one is going to be up for foreclosure this month. Per our contract, they haven't done anything that they promise to do. They blame the bank, clients... for their failure.
They refuse to refund the money for their poor performance. I am persuing legal action to bring them to justice. I make sure that they are out of business so that they will harm other people financially. People come to them for help and they take advantage of these people. How can they sleep well at night when these people is loosing their homes

Raul & Jorge,
1) We don't pay you to do loan modification. Check page 1 in the contract, it said " short pay = principle reduction"
2) I cut and paste your email you wrote to us on 6/15/09 discussing the wordings in the contract "Properties in foreclosure are not a problem at all we just can not be viewed as a company that stops foreclosures otherwise we can get in trouble. It is just a disclaimer, please understand that properties past NOD or NOS may lead to refunds or cancellation due to uncooperative lenders. That phrase is just a disclaimer"
3) You said that the owners don't have to be current in payment. Your company put a hold on payment during the negotiation time and the bank would accept that. In your previous post, you stated a completely different statement.
4) I also have proof that you said " Please note: the fund the client will need to deposit into an escrow account is the $500.00". None of that is true. You guys cashed and kept the deposit. We paid you upfront $500 to review the file and $3000 for service.
There are more violations that if I type them out, my hands will hurt. We save it for later.

Let me tell you my story.
I was sent down to the --(I should not give the company name cause they are still working on my file) from a mortgage broker that worked in my building. After 4 months , the same fellow who sent me to them began to scream that they were fraud ! At that point I went down there to express my concerns and seek a refund. I went down there and loudly expressed my concerns. To make a long story short: I recieved 1095.00 (drawn on wachvoia bank, it cleared ) back of the initial 1595.00 I gave them. I wasnt completely satisifed but it is better than nothing. I received two stories about why they wouldnt give me the whole amount back (1 was becasue they paid the person who refferred me and 2, they spent monies on an appraisal, etc) Regardless of why they didnt do it the point is that I didnt get a FULL refund. With that said, according to the President and Vice President of the company they have already submitted my file to my instiution for negotiations. They will continue to work on my file (since it has already been submitted) adn if /when they get the deal completed I will pay them back the 1095.00 plus cover any clsoing costs(minus the 500.00 they didnt refund me) related to the new loan.
Tell your company that there are other companies offer win-win solution because they want to build up their images/reputation. Don't be afraid to step up for your rights!

Part of what this liar says is true. Here is the true part, yes we do have a company that provides Homeowner services and we do offer principle reduction.
When we first started this is was because Raul Munoz and Jorge Granados of Harvard Hampton Professional Services told us they could do these services for us, so we gave them 4 of our own files and referred others to their services. This was more than a year ago.
Since then, they HAVE NOT performed on our files or anyone who we have referred and for that matter, they have yet to provide proof of anyone who they actually HAVE helped so we can be pretty sure that they haven't done ANYTHING!!!
Since then, we have used other people to process our files and built our own staff to provide these services and that is how we know that they are liars, because it doesn't take anyone this long to screw up your files this bad.
This is not a ploy to promote our own services and I won't mention our name in here or even suggest that you use our services, I will say for sure, don't use these liars and you don't need to use us either. Whoever you do use though, ask them to put their money where their mouth is. We have enough legitimate business without having to make things up to get publicity. In fact, our association with Raul Munoz and Harvard Hampton and Associates has been a huge embarrassment for us and we don't want to admit that we screwed up and trusted the wrong people and worse yet, referred anyone to them to get screwed over too.
Again, we ARE NOT here trying to drum up business and won't post our name here to prove that. I will say these things though.
We offer everyone of our clients a guarantee which we stand behind. So far the only person who has asked us for a refund is one that we referred to Harvard Hampton Professional Services. All we ask is that Raul Munoz and Harvard Hampton Professional Services do the same and back their promises as they said they would. Top us and to everyone of their clients.
Mr. Munoz is asking for information that is absolutely irrelevant to provide a refund. Why does he need anyone to put any information about the company they work for in order to do the right thing. The name of the person he owes the money to is in these posts, they have posted using their real name. Mr. Munoz knows who this is and knows that he owes the money and has defrauded us and others. He is still trying to cover up his lies with more lies, but take a clue Mr. Munoz, lies are lies and ultimately they will catch up to you. Anyone reading through all of these posts will no doubt catch him in quite a few just on here. The thing about the truth Mr. Munoz is that it is, THE TRUTH. I doesn't need to be defended, it will outshine a lie, even your lies.
You can keep lying on here, it really doesn't matter. You're a liar, you've done it so long and so much that you have become a pro. Something for you and your mom to be very proud of. We'll just see you in court when you don't show up Tuesday and then we can post the docket number and the judgment and anyone can look it up and verify it and they will know who the liar is..... Folks, if you are reading this, please check back in a few months for either the judgment or an update on the court case because IF we are wrong, and we know we aren't, we'll still post that here too because unlike Mr Munoz, we will tell the truth, even if it means we made a mistake.
We don't need to continue here Mr. Munoz, you can save your lies for court because you are going to really need them to get out of this. I know you won't do what you need to do, do the right thing, tell the truth, show up Tuesday at the D.A.s office or pretty much anything that even slightly resembles keeping your word so go pitch your lies somewhere else because we will settle this in court one way of the other.

First and Foremost I challenge you to State your name company and what it is you do for a living...This is what I call kickin advertising --> He's the competition --> (He owns a company which modifies loans, by supposedly buying the mortgage note)
If you are willing to say something put your name to it! And Your companies name to it. Man up time!!!
If I'm wrong go to the authorities...Anyone can look up my information it's a matter of public record. And It's a cut and dry case to argue, If you're right --> I'd loose my license mega quick! Please be advised everything I type here is all documented and I am more than willing to do a TV interview or meet the DA with documented proof...Especially if we discuss the entirety of your transactions from the point of acquisition forward.
I have given plenty of refunds when deserved but not once work is completed in your case you want to rip me off lets use your examples:
Your Property #1 You stated your home was already foreclosed on and we got it re-instated (the bank gave it back for $980.00 so they could cover their expenses) and got you a loan modification too. Ask around and see how easy that is. And why didn't you do it through your company? You are upset only because I didn't reduce your principal fast enough...Sorry Bub, I was too busy fixing things already messed up, and I do say I don't own the bank! (Because I don't) The updated documentation for the bank should be ready to sign by the mortgage holder sometime next week. What will you say when it closes? Assuming you have obtained financing as you say you have? Or will that which I am not in charge of be my fault to?
PUBLIC Be advised in this real estate market, if your financing isn't in place when the current lender kicks out your approval. You may not have enough time to close the transaction and loose the property. In this case he'll probably loose it for good.
Your second example was also foreclosed because you turned down an offer for $90,000.00 on a $120,000.00 FMV house at the time in July/August due to greed. You insisted and pushed for more of a discount refusing to cooperate and then finally accepted the same $90,000.00 offer in December a day or two before the bank foreclosed. Nice going. You neglected to publish the whole story. Again the bank was and is willing to still accept a serious offer from you and now everyone is waiting for your response for that $80,000.00 to $100,000.00 offer. (The paperwork is in your hands) Hilarious!!! If you hurry you and your fiancee' is genuinely approved for the loan, then you may again get it at 85-90K? The bank wouldn't guarantee, go figure. Then again, you still have an outstanding balance per your agreement? Lets post proof?
So here is your public notice hurry up with that offer and make sure your wife to be is really approved for the loan because the bank will eventually get tired of this back and forth and have to move on.
Also, Please be advised on that other property you are rent skimming on and two months behind....Bring it current! We got it modified for you and you are again behind!!! This is your 4th and now public notice to pay your mortgage as you agreed...It's not right not to pay a mortgage just because it's in someone elses name!!! (public record) Also Be advised neither the bank nor I made you late or make anyone late on a mortgage. AND That is the bottom line as to why you are getting foreclosed.
People who make their mortgage payments do not get foreclosed upon.
Also those fees are what he charges, not what is Charged by us. (We charge $2,500.00 and $1,500.00 once the process is completed) Unless otherwise stated per written agreement (ie you want us to perform multiple tasks like hm hmm)
Seller Beware!!! --> Investors who acquire properties with good intentions make the mortgage payments or payoff your loan (mortgage-Deed of Trust) Ask them to set aside money in an escrow account if they approach you asking you to simply sign it over. (I would ask for 6 months reserves in escrow and a time period to pay off the current mortgage)
To anyone reading this No I am not in the foreclosure stopping business or loan modification business, nor am I a real estate attorney. I am a California Real Estate Broker and do not own any of the companies I work for. I was and am merely contracted for my skills. I do business by referral only. Most of my clients are well to do, or investors, and are current with their mortgages.
If you are late on your payments contact your HUD approved Housing counselor or a DRE foreclosure specialist
(if they are not on one of these lists...Or charge any kind of upfront fee

I think anyone who takes money upfront should go to prison especially if not DRE licensed!
I suggest you provide evidence go to the District DA's and the local DRE office if your claims are true and they are licensed. If they are not licensed and took money from clients, regardless of their excuse they can be criminally prosecuted. They will loose the case pretty quick. It's as simple as who took the money and who's account did it go to, and who owns the company. Be advised if you are misinforming the public and their reputation is tarnished, You can be sued for defamation of character, and a few other things and the damages can get extensive. So if you are right go get them and happy hunting. If you are wrong, I'd advise you to delete this immediately as this is an easy cut and dry case against you.
