Found a house within their criteria and was approved for a loan with $1,500 of repair money towards the house.  Two months of delays with Earnest Money Contract.  When they ordered appraisal, it was missing bathroom and storage room so basically the appraisal was no good but to make matters worse, HBI, shopped out the loan to Red Door, whcih they were on a list with my investor club and I did not like this investor since they seemed on the shady side, which I was right due to the appraisal they gave me and they wanted more money down. 

I noticed the rooms were missing and called them on the carpet and then HBI did a desk appraisal and asked for another extension on Earnest Money Contract when their own title company said it would take five days.  This appaisal came out within their criteria with $1500 in repairs. After the approved to close on May 23, 2014, they backed out the closing on May 26th by phone stating I need and said they would send me a letter the next day.  The closing was on May 30th.  They stated I needed to put the repair money equal to the repairs in escrow and it would be returned when I made the repairs, which this was never explained to me when I signed up. 

They called the realtor and cancelled deal and never consulted me.  Also, I asked continously regarding fees and clsosign clost which HBI never wanted to give me any figures.  They strung me along for two months and back out and I almost lost my Earnest Money if the realtor said I could find another investor.  The realtor informed me that the even two days before the closing they were sending people who could not even speak English to try to get a loan so this tells me that they have no investors in place when they approve a loan. 

They have violated the Texas Fair Practices Act due to misleading and deceptive actions.  I took a money order to HBI on April 17th and it was cashed on April 21st but they never turned the money over the Title Company.  I almost lost the deal since they would not turn in the Earnest Money Contract and my earnest money until 5/5/14.  I am requesting my $2,500 I gave them to get me a loan and the $400 for the lousy appraisal.  They will not even respond regarding the mediation that is on their contract.

If you are so worried about my credit now, why do you say in your ads that credit does not matter, we can get you a loan.  Then, what you just posted is discrimination against me regarding credit and maybe you shouldn't be in this business, if all the sudden my credit matters.  You are thieves since you did not close on my loan on May 30, 2014 and you have not returned my $1000 Earnest Money! Besides the appraisal money for $400.00 that is worthless since it is missing the bathroom and storage room.  Or, the $2,500 that I paid you to get the loan.  Besides the fact that I found it is illegal for you to set up an account in the street name as the Trust when you do not have a trust created.  On top of that, I gave you a money order check for Declaration Title on April 17th, and Western Union cashed in HBI's name on April 21st, then you gave your check to the Title Company on May 6th, but not until after the realtor threatened to cancel the Earnest Money Contract since the Title Company did not have the money in their possession.  You are considered a broker and do not have the right to deposit my Earnest Money in your business account.  Besides, Gary Cain, one of your employees, calling my job yesterday and telling them that they were suing them for me using their letterhead, which was absolutely absurd, I wrote you emails from my company but after your phone calls, my Managing Partner, he is more than willing to help me anyway he can, when he saw my paperwork with you and that you have not returned my Earnest Money.  Also, your sales people use bible verses and con people out of money.  Do you really think God will bless you for all these fraudulent things you do against people using his name on your paperwork?  THE ONLY REASON YOU HAVE STAYED IN BUSINESS IS THAT YOU ARE GOOD CONS!  If, I had not of noticed the bathroom and storage room was missing, then you requested more money, I would have thought the loan was no good but I have put up with your constant delays for two months on this loan until you could not con me anymore.  I am taking everything I have to District Attorney and State Attorney General office but in the meantime, I want people to know how you conduct business!   Also, you have a closed company in Lexington, KY that all your reports go into instead of Houston, TX so no wonder you have a AAA BBB rating!  And, why did Barry Powell change his name to Barry Powers in your company!  You have two corporations set up and one has no directors or officers.  If you were legit, then you would have your officers posted.

HBI Group, Inc. is a company founded on principals of helping others to gain the American dream of home ownership. In these difficult times, when 90% of Americans face credit challenges, self-employment, or have had their personal finances devastated by loss of their jobs, medical bills or even law suits, HBI is there to treat them with respect and dignity while assisting them in procuring the American dream.

Leah Wilson should be grateful for the HBI program.  Public records indicate that Ms. Wilson has filed bankruptcy four times in the past 24 years.  Chapter 7 – case # 1333270 - filed 5/30/13, Chapter 7 – case # 0345436 – filed 10/31/03, Chapter 13 – case # 0238400 – filed 8/1/02, Chapter 13 – case # 92045226 – filing date 6/11/92.  Despite this information, HBI continues to be there for Ms. Wilson.  Hundreds of hours have been spent assuring Ms. Wilson’s satisfaction to no avail.

Ms. Wilson’s complaint is meritless and vindictive to list company employees such as receptionists, and individuals who were not with the company at the time that Ms. Wilson became a client of HBI and have never spoken to Ms. Wilson is clearly disingenuous. 

HBI stands firm on its good reputation of serving people for over 8 years.  In 2014, HBI has served nearly 1000 clients without complaint.  HBI understands that you cannot make all the people happy all the time.  In Ms. Wilson’s case, it’s highly unlikely anyone will ever satisfy her.

HBI does not comment on specific details on client matters.  HBI reserves its comments for a competent court of proper jurisdiction.     

HBI and its staff have been called to serve and have the hearts of faithful servants.  We do not judge, we do not criticize but stand firm on our commitment to assist in making the American dream come true for all.
