Did a loan with Helpufinance a while ago and I pretty much got bamboozled. I spoke to one loan officer who was actually trying to help me out but told me his manager thought it would be better if i went into an "option loan." they did not disclose to me that this loan had negative amortization which means my loan amount goes up every month.

They dragged my loan out for 3 months and then when the notary comes out she rushes me through all the paperwork and has me sign everything telling me that if we dont sign quick "she wont' be able to get all the paperwork back to the bank in time" to get my loan done. HAhahaha

Anyways I find out after she leaves that they snuck in a fee for $10,000 for a company called ZANE FINANCIAL located in rancho santa margarita, ca. I called my loan officer up who transferred me over to the owner of the company, Steve Hibler. I thought this was strange because on the website they show somebody else named Rabie Azziz as the owner.

In any case I find out from asking around that a lot of mortgage companies will put in a fee from a separate company so they dont' run into problems with the Predatory Lending act. This way they can make an extra buck as if making 20 grand on my loan wasn't enough. THis guy Steve Hibler (sounds just like a cowboy like Cal Worthington) starts telling me why this $10,000 fee was needed and whatnot.

When i threaten to cancel the loan he tells me "your credit was pulled so many times your credit score dropped nobody else will do the loan for you" and then he laughs. pretty much i'm screwed and i have to stay with this company.

All-in-all i got screwed. but I hope this serves as a warning to everybody out there not to work with Helpufinance, zane financial or especially this guy Steve Hibler.

I originally wrote this statement months back however I realized since then that HelpUfinance itself was not to blame but it was the actions of one employee by the name of Steve Hibler who has since been fired. All company's regardless of size will have one "bad apple" who ruins the reputation of the whole company. Since my dealings with Steve Hibler, the rest of the staff at HelpUFinance has been very helpful and has shown nothing but integrity in their actions. I wish I erase what was originally written however the system here at ripoffreport.com does not allow that.

Steven Hibler isn't the owner of any company. he bounces from broker to broker and pays them a small fee of $500. per file to utilize their broker license. BEWARE of this man he is nothing but a crook. Somebody needs to get this man out of the industry, all he has done is rip people off. He always charges a broker fee, loan origination fee, then throws in an invoice of at least $7,000+ payable to Zane Financial (which is himself) He also collects the yield spread premium and has his loan officers tell the borrowers that debt will be paid off. Then he turns around and keeps the money.

If anyone has done business with any of these companies First Source Financial (Aliso Viejo, CA), NFS Loans (Irvine, CA), Crown Financial (Aliso Viejo, Irvine & Santa Ana)& First Source Financial, USA (Henderson, Nevada)I can bet Steve Hibler made a lot of money off your mortgage loan. He does all the dirty work and steps back and washes his hands as if he hasn't done nothing wrong. This man acts as if he is the victim, but yet he is the one who is constantly committing Mortgage Fraud, misleading borrowers, lying to borrowers to get the loan and depleting their equity. I think it's about time all you victims take control and report him to the FBI for all his wrong doing. I can bet you he is laundering money and the IRS has no knowledge of all this money he is receiving under the nameZane Financial Everyone check him out, look his name up under the Department of Real Estate, County of Orange Recorders Office for this dba Zane Financial and you won't find anything. Even check out the city to see if he even has a business license under the name Zane Financial.

Also, check out public records for lawsuits against him and it will prove this man has had some issues. Report him to the Better Business Bureau, he needs to be prosecuted for all the fraud he has committed and be held liable for what his employees do. He trained them to do this, so he needs to held accountable for everything that his employees do. If he claims he is the owner then why in the heck isn't he reviewing this files? As if he didn't know about the check and invoice they threw in at the last minute...that's nothing knew.

Hopefully, all you victims out there get together and take legal and criminal action against him. It's time the FBI step in his office and check his books and files for all the fraud he has committed. To all you brokers who are taking him under your wingyour asking for a lot of problems and putting your license on the line for a crook!!! To all you borrowers, always keep a copy of your loan documents and verify that all the signatures are yours. He has a history of having his employees alter the documents, add documents and sign borrower's signatures. Before you know it, he threw in an invoice of $10,000 payable to Zane Financial behind your back.
