Home America, Go Renter Home American rented to smokers and pets when I requested no smokers or pets in my contract with Home America Peoria Arizona

I signed a contract with Home America to rent my home. I hand wrote in the contract that no smoking or pets were allowed in the home. Two weeks later I visited the home and billows of smoke poured out from the door when the tenants opened the door. The tenants were never told by Home America that they couldn't smoke in the home, and they had an inside male cat they weren't told was allowed. Also, the former "green" lawn and landscaping was totally dead. When I asked Home America to remedy the situation, I was ignored. After several attempts to resolve this peacefully, I sent a formal complaint and they refused to accept it Certified Mail. Nothing was ever done and these tenants have said that they feel they are totally ripped off from Go Renter/Home America in their lease option to purchase. Go Renter completely ignores their service requests and phone calls. My house was a "designer house" and is no longer.
I had another home with Home America. The tenant moved out peacefully and 2 months later Home America/Go Renter sends me charges for an "eviction" which never took place. Since Home America/Go Renter holds your deposit funds, I couldn't do much to fight it. The tenant had repeatedly told me that Home America was not in my best interests and that they would rather do business with me since I listened to their concerns and service requests. This same scenario recently happened to other people I know. The tenant was long gone, and Go Renter took advantage of the chance to charge the home owner for bogus eviction fees.

Former Tenent for Home America

#3Consumer Suggestion

Mary,
We are former tenants of Home American and I feel for you and believe you!! We can merely leave this house and lose the deposit and have them try to get a judgement, but you have losses beyond that in your home investment. Take heed of the others that have filed reports against Mark Bosworth or GoRenter. These are the same company with different names. He is into some shady business practices! Read the others that have been in your position too! Maybe you can sue him for damages to you in the contract you signed? Well, you are not alone.

Thanks,

I know that you hired this outfit with the thought that they would represent your interests as requested, and I'm not faulting you if the answer to this question is "no," but did you review the lease contracts before this company rented out your properties? Or have you reviewed them since these problems have occured?

A pre-rental review would have let you know whether the tenants were contractually obligated to refrain from smoking and having pets in the home.

Beside all of that, you would be a fool not to file a breach of contract claim against this company. It sounds like you have likely suffered some fairly serious damages (loss to property value, remediation costs, fraudulent "eviction" expenses, etc.).

Best of luck!
