To make a long story short, my husband and I built our new home in Orlando, and closed on our home in May 28, 2003. Our mortgage was sold twice, and we ended up with Homecomings Financial a subsidary of GMAC.

This May 2004, we began getting letters stating that we are in a flood zone and need flood insurance. I called our builder and they faxed Homecomings the proper LOMAR letter from FEMA stating our home was removed from the flood zone on May 8, 2003.

Homecomings kept sending letters and requesting us to fax them the paperwork again. So since May 14, 2004, we have faxed and mailed 7 COPIES of this paperwork to various people at Homecomings Financial Insurance Department. (Angela Eaddy, Larry Clarkson, and Olivia Robinson) We have been told that this would be taken care of, and not to worry, that these things take time.

Then in the beginning of July, we get a notice stating that Homecomings Financial took out a loan for flood insurance in our behalf from Loyd's of London for 982.45. We do not need this flood insurance, and we have proved it. Homecomings keeps sending us paper work from FNIS Flood Serivces in Arlington, TX that states we were in a flood zone in December 2000. We acknowledge that, however, we were removed from the flood zone on May 8. 2003.

We need the money that Homecomings used from our escrow account to pay towards this unnecessary flood insurance so that we can pay our Property taxes at the end of the year. I cannot afford to hire an attorney, as I am a public school teacher, and I am concerned that no one will help me.

I have spent all summer trying to work this out with letters, faxes, and phone calls, and everyone I speak with says that it will be fixed in a week, but it has not! I have written to the president of the company, VP of customer service, Insurance Manager, and I even filed a complaint with the Better Business Bureau. I have account numbers, papers, documentaion, phone numbers, dates, times, etc...

I just wish someone could help me by telling me how I can get our hard earned money back. We have spent HOURS UPON HOURS working on this, waiting on hold, faxing papers at Kinko's, etc... I just want some help. I am at my wits end. Thank you.

I HAVE BEEN DOING THIS FOR ALMOST TWO YEARS NOW I HAVE MADE SO MANY PHONE CALLS AND SENT SOOOOOOO MANY LETTERS TO THESE PEOPLE (OUR SO CALLED REPS) THAT I COULD WALL PAPER YOUR JOHN FOR YOU

WHEN THIS FIRST HAPPENED TO ME I CALLED THE INSURANCE COMMISHS OFFICE I WAS TOLD TO SEND THEM A LETTER AND ANY DOCS THAT THEY COULD LOOK AT I NEVER HEARD FROM THEM AGAIN CALLED SEVERAL MORE TIMES WAS TOLD THE SAME THING
I CALLED THE FED TRADE COMMISIONS OFFICE FILED A REPORT WITH THEM

THE FED BANKING OFFICE AND SO ON NO ONE HAS EVEN SENT ME A LETTER BACK OH YEAH I CALLED HUD GUESS WHAT JACK OH THEY TOOK A REPORT AND TWO WEEKS LATER I GOT A CALL FROM AN ATTORNEY WHO TOLD ME TOUGH SH-T THERE WAS NOTHING THEY COULD DO

SO JACK UNLESS YOU HAVE SOME MAGIC DUST IN YOUR POCKET AND CAN SHARE IT WITH US I WOULD SUGGEST THAT YOU CALL THESE PEOPLE DO SOME RESEARCH AND SEE WHAT HAPPENS TO YOU AND ONE MORE WORD OF ADVISE GET YOUR MORTGAGE AWAY FROM GMAC AND BALBOA AS SOON AS YOU CAN BEFORE YOU FIND YOURSELF IN THE SAME SINKING BOAT (THE TITANIC) AS THE REST OF US

WE ALL MIGHT AS WELL FACE IT WE ARE NOTHING BUT A BUNCH OF SHEEP BEING TAKEN TO THE SLAUGHTER HOUSE BY THESE COMPANIES

How many property owner's of GMAC mortgages had talked to their State Reps or State Insurance Commissioners?

I have been reading all of these comments and have wondered why no one has said anything about going to the State with this issue.

I,like alot of ya'll have GMAC mortgage and yes they have not made my insurance premium for my wind policy. This is I found out only after Ivan took off the roof of my house and I tried to make a claim to my insurance company. They told me to contact GMAC and get the premium sent to them so that they could process my claim. So now I'm fighting with them to get someone(Balboa) to look at the damage so I can make the necessary repairs.

I'm willing to bet( and I'm not a betting man)that if all the people affected by GMAC got a hold of their State Insurance Commissioner or State Reps, that someone in GMAC would be held accountable and a lot of people wouldn't be going through this mess. There is a lot of power in numbers, even more when State's start talking to one another about a common problem. Our State Insurance commissioners and Reps are elected, let them know about your problems, let them help you, that's why they are there.

stop banging your head against the wall, jessica do you self a favor hire an attorney before it get to out of hand (see my gmac deaf dumb and blind report) i know you cant afford it but i couldnt afford one either this company gmac is a bunch of crooks you will only frustrate yourself trying to deal with this jerks they dont seem to listen this company has lots of problems and they need to start paying for their mistakes and we all of us that they are ripping off can do just that keep fighting them till they drop
