I have read the 5 reports listed on here for Homeside Lending and was surprised to hear that they were doing to other people what they are doing to us...

My husband is disabled and gets his money at the first of every month and depending on what I have to do sometimes I wait a couple of days to send out my bills.....Well Homeside's due date is the 1st of every month....According to my records they receive the payment anywhere from the 1st to the 16. It states on the payment coupons late payments added after the 16th. I sent in a payment on 9-1. Which was for August which I know was late for September and then on 9-24 I sent in September, along with the late charge. On October 5, I got both the payments back saying they do not accept payments after the 1st of any given month...Which is a lie as I had sent in payments all along after the 1st and they accepted them. My husbands check does not even get here until the first so I am not going to send it out ahead of time and chance it getting to the bank before it is deposited.

Ever since then, we have had nothing but trouble with them. I received a letter from them stating that I now owe over $1500 BUT they also say in the next paragraph they are holding funds in an unapplied status and what to know how I want them applied. Well my god....they should have been applied to the loan before the letter went out stating what was owed.

Then at the bottom of the letter it says to contact HUD for assistance in getting back on track....that goes to show HUD is in this mess also.

THEN I send in a payment and they tell me they never received it, so I stop payment which costs me $30....and they DEPOSIT it and wonder why it was returned......THIS IS UNREAL.

When I pull my account up on the internet I now see that they have charged a large late fee, which they have deducted from any payments, plus they reversed the payment that was stopped by me, (which is fine), but they have also reversed over $700 more.

Also, everytime I get something from them it says to mail your payment to....once it was Fla. then it was TX, and now it is MA. WHY??? Are they trying to run or hide from someone.

This company needs to stop trying to rip us off....it's not as if they don't make enough off of us already.

I have noticed there is a class action suit out there and I want to become a part of it...so if there is anyone out there with any information as to whom to contact please let me know by posting the information.

THIS COMPANY NEEDS TO BE STOPPED!

What you don't know about mortgage payment processing

I am a mortgagor several times over. However, in addition, I worked for a major lender processing payments before I moved into the legal field of mortgage banking.

Unfortunately, it is true that most mortgage servicers do not accept "partial payments" (1 out of 2 payments, 2 out of 3 payments, ect.) Therefore, if you sent your August payment on September 1, you were due for 2 payments.

Ofcourse, at times, there are acceptions made. However, cronic lateness does usually result in payments being returned to the mortgagor if it does not bring your loan current.

Additionally, services are under servicing contracts (if it is not their own loan) that dictates requirements on how to service loans. There are other factors as well to consider.

It is true the payments are due on the 1st and considered late on the 2nd. However, their is a period (until the 15th day) that lenders do allow as a "grace period", until a late penalty is actually added to an account, but again, most companies condiser a payment late on the second day of the month.

Lastly, I know it can be very frustrating dealing with a mortgage company who has made a mistake on your loan, and it can be incredible annoying working with them to resolve a mistake. But, one has to remember, they are human and mistakes happen.

I have had mistakes happen on my mortgage payments as well, but, having been on both sides of the coin, I know the mortgage companies and their employees usually do their best with the high volumn of payments, calls and workload that each employee has to manage. God Bless.
