My opinion, and my advice, is in the title of this post. KEEP YOUR DISTANCE!

I've talked to a number of people who were sucked in by Judy Hamblin and Hometown Realty and the scam they're running. It's shameful how they're taking advantage of people trying to get back on their feet. 

I'm the one who has the collective stories and I decided to do something about it. This Ripoff Report post is what I'm doing. I Googled Hamblin an Hometown and came across a couple things that convinced me to do this writeup – combined with what I've learned first-hand. 

Hamblin and her sister, Kelley Richardson, have quite the flip going. The lure people into a very generous contract to buy a house, then when those folks can't meet the terms of the contract, usually because of a huge balloon note payment they have to come up with, they kick 'em out and do the same thing all over again. They sell and resell houses at an alarming clip and flip owners one after another.  And it devastates these folks – folks who are just trying to get on their feet. They're excited to be able to afford a house, and then, boom! 

If you're working with Hometown Realty and you get an offer that seems too good to be true, guess what? It probably is! Be very wary dealing with this outfit. Understand the full terms of the contract before you sign and what you may really have to pay in a few years or less. 

Buyer, beware!

Times are tough all over, especially in Monroe, Utah. But that shouldn't be an excuse for someone resorting to the kinds of tactics reported here. Just did a quick search and there are only 19 properties listed with an average price of $100,000 or so. Pretty bleak. But Hometown Realty just can't engage in the kind of practices that prey on homeowners just trying to make a go of it. It's a small enough town. Word gets around. Word's gotten around. Know the details and pitfalls of owner financing. If you go that route, make sure you know everything. Know worst-case scenarios. Know what can happen if ... Do your homework and don't get taken. And make sure you do research on Hometown Realty and Judy Hamblin. It could save you big-time in the long run.
