Please read this notice carefully. Beware of HouseValues.com. They will do a bait & switch on you, they are basically scam artists. They promise you the world and pressure you to join, they say "just try it out" and they won't lock you into any contract if it really doesn't work for you. If you hesitate, they call with urgent messages saying another broker is about to buy out all the subscriptions and put a LOT of pressure on you. Then they say just try it out, they tell you if you really hate it, they won't lock you into any contract (do not believe anything they say) but as soon as they have your credit card and rush you through the sign up process, it is too late.
Once they have your credit card information, they will continue to charge whatever they can on your card, they claim by signing up (regardless of promises your sales rep made to you about not locking you into any contract), you are locked in for 1 year, and in order to get out of the contract you have to "buy it out."
Believe me, if HouseValue's service is truly what they say it is--quality, exclusive leads of homebuyers, why would we reject this? We would be willing to pay double what they are trying to charge. But here is the issue--the leads we get from them are complete garbage. We've had several "john does" send in bogus emails and phone numbers that read 555-555-5555, with emails that read: johndoe@johndoe.com. We were willing to overlook a few of these bogus leads, but when every other lead is junk and there is nothing we can do with any of them, it was time we voiced our concerns to HouseValues.
When I explained this to our sales rep, he became hostile and did not allow me to get a word in. Then he hung up on me and I never heard from him again, I only saw that they continued to try to put charges on our credit card for amounts that have nothing to do with what they quoted me.
All attempts to address this unethical behavior have proved unsuccessful. We even tried to escalate this matter to the sales rep's managers. The managers could care less about your situation. Once the "sale" has been made, if you decide (even the next day) that you don't want the service because it's a complete scam with bogus leads, you are still obligated to pay up. They say there's nothing they can do.
By giving them your credit card info online, you have agreed to pay them for 1 year, even if you're screaming bloody murder for the junk leads from Micky Mouse and Donald Duck. They say it is out of their hands...that you now have to deal with their billing and contract resolution department.
I thought it interesting that they have a "contract resolution" department all ready to handle this matter. Clearly, they have had issues similar to ours before--they are basically a collection agency trying to get money out of us. They could care less about the fact that we have to chase leads with phone numbers that read 999-999-9999 with names such as Smith Smith and xyz@xyz.com. They say it's out of their hands.
This company is such a scam. We are so outraged that we are seeking to organize a CLASS ACTION LAWSUIT. It is not so much to get our money reimbursed...it is for the principle. I cannot believe they are getting away with this. I bet there are HUNDREDS of angry realtors and brokers who are in the same situation as us (as evidenced by previous postings).
We need to get together and stand up to this company. They try to intimidate you by saying they are a public company and that you've signed a contract with them...well, I don't think their shareholders and wall street would be very happy if they knew how they were making their money. Traders would start unloading their shares in boatloads. It is only a matter of time before more of us come forward and put these guys in their place.

Wow. I just happened to come across this justlisted argument. I've been in the real estate business for only 6 years. I signed a one year contract with Justlisted and I got some pretty bad contacts. I worked the system and didn't get a whole lot of leads from the site. I DID get a few.
After my 12 months the agreement was void and I was never charged again. I agree with all of you that it is probably not the best way to spend your marketing dollar BUT The thing that Realtors need to understand is that justlisted will generate "contacts" not "leads". It is the agents job to turn the potential contacts into leads and get the listing or sale. These transactions and commissions are not going to just fall in your lap guys.
My solution to this problem is to:
A. Recognize that it is a poor marketing program and MOVE ON! Try focusing your attention on other marketing ideas. Just like any other business, you will spend money on all kinds of crap that may or may not get results.
B. Try another profession if it's too overwhelming for you lose money to something. If you put a pencil to it. I've lost around 15-20K in commissions last year due to busted deals.
So I pretty much agree with Larry on most of his comments. Boy does he hate us!(Realtors I mean)

Hello, I read your report and empathize with your situation. I also have had companies that got ahold of my credit card info and started making unauthorized or inflated charges.
My suggestion for fixing this situation is contacting your bank or credit card company. If you spot a questionable charge on your account most companies will put a hold on that charge pending an investigation.
If the company in question cannot provide documentation that the charge was authorized, they won't get paid. It can end up being a real pain, but it does beat losing out on your hard earned cash.
Another option is canceling your existing card and ordering a replacement. This option won't get you your lost money back, but it will prevent future charges being made to your account. I hope this helps someone.

For all you agents who think that HouseValues is a ripoff, please consider:
I first sent in a lead through HouseValues in 2004. My intention was to refinance. Guess what! No agent replied.
6 Months later, I HAD to sell my house. I ended up doing a land contract on the house with a friend.
Here I am, 2 years later, and the friend has had to terminate the land contract. Guess what! I sent in a lead through HouseValues. I no longer live in the state where my house is, and I don't have time to find an agent. Guess what! After the first of the year, the HouseValues agent who responded to my lead is going to get my listing.
Now, had the agent who ORGINALLY got my lead 2 years ago ever replied, they's be getting my business. Immediate payback? NOPE! But, had they kept in touch with me, they would have earned it over time. Too bad for them, good news for the agent who replied. Oh, and I am not listing the house with the agent who helped me buy it because she FAILED TO KEEP IN TOUCH WITH ME OVER THE YEARS.
Also, many of you are confused about the lead generation companies you are complaining about... HouseValues is based in Kirkland, WA with a satellite office in Yakima. They never do "office visits" by sales managers, and they ONLY operate under the name HouseValues (stock symbol SOLD) not those other LLC names that you are addressing your nasty grams to. That might be why you are having trouble putting a class action lawsuit together.
You people don't understand contract law thoroughly enough to be able to a) know who you entered into a contract with b) read the terms of the contract you are "signing" before you submit it. I have to say, I would not want any of you representing ME in the LARGEST contract negotiation I will ever undertake in my life. No thanks.

Theyre scum and so is house.com. I got lucky because my credit card expired halfway through the term of their contract which luckily isn't binding in new york because they didn't keep the signed copy i faxed them. heres a copy of the letter I sent to their collection agency -
"Dear Receivables Performance Management LLC.,
I am disputing the alleged charges that housevalues.com claims I owe them for a number of reasons. The first reason being that I have paid them for the worthless real estate leads they have given me and they are trying to charge me for leads they have not given me. The second reason is that they do not have a valid contract to charge me for the leads they haven't given me because as per New York state law, a valid contract MUST have a signature or it is unenforceable, invalid, null and void.
The other reasons involve the use of deceptive practices to get these leads. If you'll go to their web site you will note that they inform you that a real estate professional will contact them regarding the value of their home. Since most people have refinanced their home in the past few years, they assume that they are going to be contacted by a real estate appraiser since that's who put the value on their home previously. Most of the customers that I contacted by phone became extremely irate when I tried contacting them by phone and email. That's why they don't put on their homepage that the people will be contacted by a real estate SALES AGENT. If they did this it would scare off all but the people who actually wish to sell their home, which is what they claim to sales agents that they will be providing.
With that being said, all I did was terminate an invalid contract for non-performance on their part. A copy of this letter will be sent to the National Association of Realtors and posted on Ripoff.com for all to see.

I signed up July 2005 as a new realtor. In October 2005 I had to extend my contract through October 2006 because I teamed up with a lending partner. In other words, the partner would share 2-3 leads with me for every one of my Just Listed leads I shared with them. RESPA? After 9 months the lender quit sending me any leads and would not respond to voicemail, letters and email. I called Just Listed and they said they couldn't tell me anything about another person's account. So I extended my lousy JL contract 3 additional months so I could triple the amount of lousy leads from Just Listed.
Just tell me where to get in line to go class action against these scam artists.

I've subscribed to House Values dince 05/01/05 and am pleased with the results to date. My subscription costs about $960/mo for 10 leads. I've received over 400 leads to date, taken one listing, am about to take a second, and picked up a buyer that's still looking. Do the math.
I've taken leads from other pay per lead services, only to find that the same lead was assigned to dozens of Realtors. I've found no evidence of this with House Values. They host free seminars twice a year that allow me to expand my referral network and provide me with a coach that will talks to me each week (30-60 min) for no cost. They have developed a Realtor-friendly client manager database that even people not subscribed to House Values can buy and use.
Let's face realty. THE INTERNET IS THE FUTURE OF REAL ESTATE. The real scam are all the people that take a piece of my business: the Broker-owners, the listings services, the Real Estate boards. the old school Real Estate practice is set up to make money off my efforts. Who dosn't want companies like House Values? The Fat Cats. Tracy, quit being a part timer and get a clue.

I personally know one the top marketing consultants for House Values and he basically said it was policy to deceive people into their agreements and once they had their ccard info they were done with the sale. They then go on to the next subject and when complaints come in they ae mandated to flip them over to a customer service person who has no authority and no intention of helping you out. My advice is cancel your ccard and say it was stolen (the hassle is worth more than paying these guy's one more cent) On the lighter side I came across an amazing reputable company that actually delivers what they promise and then some.

I have been very aware of the deceptive practices of this company. I am in the real estate business myself.
To the Person in West Sacramento: Professional Realtors are just that -- Professional. They must abide by laws and contracts or jeopardize their license. I have seen contracts from housevalues.com. It is not a matter of needing an attorney to review the contract before signing up. It is a matter of housevalues.com not breaching the contracts that are in place.
If you have had the misfortune of dealing with a dimwit in real estate transactions, I suggest that you make sure next time that the person is a member of the National Assn. of Realtors. Also, check with the state Dept. of Real Estate (DRE) to make sure the person has a valid license.
And please, blame the scam artists and not the honest and ethical victims!

I read your above complaints and then looked at the housevalues.com website.
Housevalues.com advertises that I can find out the value of my house from their website, but that is just so much BS. The website clearly indicates that the only way I am going to get an answer is to wait for a response from a local real estate agent. If I wanted to talk to a real estate agent, I could pick one out of the telephone book or find one at the local homeless shelter. The only reason why I would go online is to avoid having to fart around with some forked-tongue real estate agent just to get an answer to my question. Since housevalues.com cannot deliver on their implied promise of an online answer, they have clearly deceived me.
Now why would all you whining real estate agents expect a genuine lead from a site that cannot deliver what it claims? When the site does not deliver on its promise, why would you be surprised to get leads from Chuck Roast at 555-1212? You signed up for the lead service to profit from the housevalues.com scam and ended up being scammed yourselves. There really is no honor among theives, is there?
Just how competent a real estate agent can you be if you do not understand the terms of your agreements and fail to consult an attorney before getting into a deal with a con artist? I definitely do not want some dimwit real estate agent handling any of my transactions.

I've been paying $600 per month for 6 leads per month. I responded immediately to all requests, I delivered hard copies to people's door and did everything HouseValues told me to do - including get my own additional leads if you can believe that one. In the six months I've been with HouseValues, NOT EVER has a SINGLE contact returned a call or email!
Needless to say, I've gotten less than zero out of this program for the $7000 I'll have to put into it. Thats because the leads are total garbage and they probably never even got the CMAs I put together. Many have bogus emails and phone numbers.
At first, I was concerned and tried to work through these challanges with my account rep, but when I told them I'd had enough and needed to do something to avoid going broke, I got switched to a loser rep who does not call back.
Ever listen-in on a live mastermind call? Ever try to make a comment at the end? I've NEVER gotten through because my guess is the whole thing is rigged with HV people posing as clients making phoney comments and questions.
If anyone finds a lawyer for a class action, please contact me and you bet I'm in.

I agree House Values is not what they claim, most leads are looking at refinance or trying to find out what the neighbors house sold for, they never expect a Realtor to be involved. They charge outrageous amounts of money for nothing. If you are contemplating their service don't do it you will be locked in for a year and spend way too much money.

Folks, I posted this a while ago and I will do it again because I am disgusted with how HouseValues and other lead generation services work.
The wife of a good friend of mine actually worked in the HouseValues sales area. She had to quit because of all the unethical things they told her to do to "MAKE THE SALE". During a training session she decided she had enough when she was told it was ok to outright LIE to make the sale. She could no longer handle trying to sell people on something that she knew wasn't going to be delivered. They actually moved her to the cancellation department. That was not good either because now she had to deal with the same people she lied to who wanted to cancel and could not due to the clause in their contract for cancellation. SHE QUIT !!! She didn't actually tell me this, her husband did. I agreed to protect the identity so don't ask me who this was.
Folks, there is a reason they want you to sign up for a year, if you pressure them they will do 6 months. If you ask them for 1 month they will curl up and tell you that isn't long enough for the system to work, RIGHT! FOR THEM!!! They know it is a scam and if they can get your money for 6-12 months they will have plenty of time to get the next sucker for the next 6-12 months. After all, we know how many hungry new agents are out there on a revolving door basis. HouseValues simply preys on these people to say in business.

K. of Los Angeles. She said to contact her through this system. I don't see how that will work. I have been ripped off by House Values and agree with everything I have read in these complaints. I paid them for three months and did not get one good lead. When I called them about it they said this is a long term plan so just keep paying. I canceled the service and now they want to sue me for more money even though they did not live up to there agreement.

I signed up for Housevalues in February and get 20 leads per month. We own our Real Estate firm and had 3 other agents sign up as well. They NEVER gave us our $300.00 credit for referring other agents... After several dozen emails we still haven't been credited after 6 months.
That's not the real deal... We threatened them with lawsuits etc and have all the documentation as to why this is such a rippoff, suggestions and all 4 of us have been trying to cancel. My husband, CEO of our company even renegotiated the contract 3 months ago to a 6 month contract with full cancellation and a 40% discount to shut us up... now they won't honor it and continue to threaten us... The leads are so bad that we haven't sold NOT 1 LEAD out of over 150 leads between 4 people... INSANITY... They have us by the credit card and won't let go...
WE all want to go to 20/20 and anywhere else to expose them... we want to contact ALL agents to get them informed and it's not about the money... We are tired of being harrassed, lied to, manipulated and sold a bill of goods...
I find it interesting that THEY are so steadfast with their CONTRACT and yet they have covered all their loopholes of the fact that their leads are always falling short of being an actual lead...
This makes me so sick I can't stand it... Please let me know if anyone out there knows of how we can jump on board...

I have complained about the same thing with HouseValues, I hired an attorney who has hold of them and will not let go. He is very vicious. I finally got them to stop jacking up my credit card and now am trying to get rid of them all together. My attorney is willing to put us in touch with a class action attorney.
