Buyers and Sellers beware of doing any real estate transactions with i Realty Properties located in Henderson, Nevada.

Michelle Chauvin is the broker and real estate agent at this location. She signed a real estate listing agreement with me in 2005 for a four month listing and I kept giving her extentions totaling almost a year. All real estate contracts are negotiable. She wanted a 6% commission and agreed in writing that she would accept a 5% commission. My house was appraised at $600,000 free and clear. She knew this. Las Vegas had never seen a red hot real estate market before the real estate crash. What Michelle Chauvin did was place her real estate For Sale Sign on my front lawn. Her name was on the sign as the Listing agent. What I didn't know at the time, was when prospective buyers called on my property, Michelle Chauvin would take them all to properties where she could get a 6% commission. The result was that she never showed my house and blew the red hot real estate market for me almost a year before the real estate market was on its way to crashing. Michelle Chauvin had my listing at the hottest part of the Las Vegas real estate market. I was the only house in my gated community in the Seven Hills master planned community that wasn't ever shown more than twice from 2005-2010. No one could figure out what was wrong? My friend across the street from my house said,"This is really bazaar. Your house is upgraded, beautiful and sits on 10,000 sq.ft." Then,I remembered conversations I had with two different realtors. The first one in 2005 told me, "if you want to sell your house, you have to pay 6%." I told him, "I have a signed listing agreement with my listing agent." The second realtor after the real estate crash said, "Why are you with Help U Sell? The realtors won't touch them because of the discount commission." Other things that Michelle Chauvin did during the hot real estate market, was practice Feng Shui in my house. She convinced me that she always sold her houses when she brought a small model boat in and staged  the furniture in a certain direction, but not facing the front door. I belived her, even though it was a red hot real estate market. I took my 850 fico credit score and bought a new Lexus. I got stuck with the payments, after Michelle Chauvin came to my house after almost a year of not showing my house so it could sell. She said, "I give up. I really tried to sell your house." Then she was gone and I got stuck with the $700.00 a month car payments for four years until I caved in. I couldn't get my house sold. I believe that the other listing agents that I used after Michelle Chauvin did the same thing. They agreed to a 5% commission and took buyers to where they could get a 6% commission. Finally, I got my car repossessed on February 1, 2010. My 850 fico score was ruined and I ended up in a Reverse Morgage which has eaten up all of my equity. I am financially ruined because of Michelle Chauvin. She blew the hot real estate market for me on a free and clear property. Now, I don't have a house that is free and clear. Met Life Home Loans has my house. It took me forty years to be in the beautiful financial situation I was in, only to end up in a Reverse Mortgage. I am living on my credit which is almost gone. I went through of all of my savings, while trying to sell my house. It is took late to get financially well. Who knows when the real estate market will come back. If I had sold my house for $600,000 plus in 2005, I would have been on my merry way. I didn't have any plans to buy. I planned on putting all of my big money in Direct Treasury and planned to rent until I saw what the real estate market was going to do. Michelle Chauvin gave me a financial nightmare.

The Bible says, "What you sow, you will reap."  I certainly pray that what Michelle Chauvin did out of greed to me, does come back to her. She is the financial angel of death. This best describes her.

Buyers and Sellers. Beware of doing any real estate transactions with i Realty Properties broker, realtor Michelle Chauvin, located at 2831 St. Rose Parkway Henderson, Nevada, Suite number 233. 

Michelle Chauvin signed a legal real estate transaction with me during the hottest real estate market in 2005. She wanted a 6% commission to sell my house appraised at $600,000 free and clear.She accepted in writing 5% commission. If she didn't like the 5% commission, she didn't have to take it. I kept giving her extentions because she wasn't showing my house. I couldn't figure it out why? Finally, Michelle Chauvin blew the hot real estate market for me. It took me five years to figure out why she never showed my house. After the market crashed, other listing agents did the same thing to me, because they all accepted a 5% commission, but took buyers that called on my property to where they could get a 6% commission. The domino effect of having the hot real estate market blown for me by this back stabbing realtor, is I am now in a reverse mortgage which has taken almost all of my equity. If Michelle Chauvin had shown my house, it would have sold fast. Then, I would have been on my merry way. Instead, Michelle Chauvin caused me financial devastation. May she rot in hell.....

Michelle Chauvin can't think of anything else to say except," I guess your lawsuit didn't work out." I wish the statutes of limitations hadn't ended before I figured out what Michelle Chauvin caused to financially devastate me. Then, I would have had a very big lawsuit on her. Maybe, she will feel guilty for destroying me financially and make a claim on her "errors and omission insurance" that realtors and brokers have to have? It would be great if she had the courage to make a claim on her errors and omission insurance. I would get well financially and be able to pay off this horrible reverse mortgage that has eaten up almost all of my equity that took me forty years to acquire.

It wasn't the commission - you asked too much for the house.  It's funny you blame this agent, but what about the other agents prior to this agent; why responsibility do they have?  The Real Estate market was done in Vegas (and Henderson) by late 2006; you may not like it, but I was an investor back then, and I remember saying NO to any real estate deal in Vegas, even though others I knew said yes.  Just exactly what responsibility do you have in buying a Lexus before your house was sold??  Just how much responsibility do you have in lying to people here when you claim you have a FICO score of 850 (the highest score anyone can have is 840, otherwise it's not a FICO score)??

I now teach a personal finance class to high school seniors first starting out on their own, and I printed your original story on ROR when I first read it, and handed it out to my students as an example of (1) what not to do with money, (2) the importance of finding a professional who knows something about money before you get into a situation like this, and (3) how people rationalize and lie to themselves to justify anything they do.  Yours is a great case study and my students get a lot out of what happened to you.

Do I feel bad for you??  Absolutely.  I mean you're out $600K, more or less, for a littany of bad choices, including (a) retaining the agent much longer than you should have, (b) the Lexus, (c) the Reverse Mortgage on a home with a falling value.  Is it the Real Estate agent's fault??  To a point; she has the duty of selling your home, but if she doesn't show your home, you had the choice of exiting out after four months.  At this point, bankruptcy may be your only way out of the credit mess you're in, and since your FICO score is already trashed, there is little lost at this point, except the house, and that's pretty much gone anyway...
