Mortgage Broker Rip-Off Scam Alert: mortgage broker is ripping off home buyers, raising

rates without their knowledge, charging huge fees, using

bait and switch sales, and generally acting in a

fraudulent manner.  I went into Ideal lending Solutions last year and wanted a mortgage for my home.  I was referred to Wilson because of knowing his father.  I was bait and switched by Wilson on the mortgage he prepared for me.  He was charging huge fees and tried to raise me rates without my knowledge.  If he would do this to a friend of his father, then rest assure he would do that by ripping off other home buyers.  I will never go to him again and make sure you don't as well.  I'm certain that he must have done this before while the mortgage market was good... RIP OFF!!

What is wrong with some people who post such egregious, baseless claims?

Dear Wilson, thank you & your wife for guiding me through the lending process. As a real estate investor with over 200 units under my personal ownership I have dealt with many different brokers over many years who have attempted to get me blanket refinance loans. Wilson is the only person with a full understanding of what each & every lender offers, what their criterion is, and how to get both the loan and the deal done. It extremely common for real estate people to over-promise and under-deliver. However, Wilson is a very self-aware man with a clear vision for both his & his client's success together. 

I own $5.4M of real estate. I recommend Ideal Lending Solutions to home buyers & home owners in the State of Florida (where they are licensed for residential brokerage), and qualified investors around the country (because of Ideal Lending's blanket commercial loan offerings available for every state in the country).

No Sir/Madam,

We certainly do not condone any type of moral turpitude in any way. In today's lending environment, we have to always substantiate any information provided as the lender will always verify documents that have been presented to them. Needless to say, we do NOT falsify ANY documents whatsoever, nor do we ever lie and/or mislead clients.

It really disheartens me that someone would post something like this on a public site to try and tarnish the positive reputation one has built over the last five years. If this is truly a legitimate complaint, I urge  you to contact me directly at 561-202-8406 x7520 and prove your claim.

We do not advertise to get our clients, nor do we purchase any leads. The sole way we do business is by referral only. We have constantly worked hard to build our reputation with our local community and have flourished throughout Ideal Lending's 5 year history.

We just finished our semi-annual compliance audit and came up clean once again. I honestly feel that this is another HOAX by someone trying to tarnish our reputation in our community and it saddens me.

Would misleading a client and falsifying paperwork be considered shady or just down right illegal?

Mr. Wilson do you condone this from your employees? Rest assure you will have a regulator visiting your office soon. I will also be reporting your office and employee to every regulatory agency available and to the state attorneys office.  The better business bureau will also be contacted. Professional bullies will not be tolerated.

My name is Wilson Enriquez and I am the owner of Ideal Lending Solutions. I find it strange that this person, Juan, says he was referred to me "by knowing my father" since my father lives overseas and does not have personal friends here in Palm Beach County. I certainly would have remembered anyone that my father has referred to me, but it has never happened.

Anyone who knows me can certainly never say that I appeared "shady". Our clients always feel comfortable about the loan process when we help them with it every step of the way. We explain each number in detail from the total mortgage payment amount to who each fee gets paid to (title company, State of Florida, Palm Beach County, lender, etc.) Often times, the rates and fees are LESS than originally quoted.

I was going to use this lending company, but reading what you wrote above, and looking over my proposed loan, I am backing out of this venture entirely.  Unlike the above report, I don't know this Wilson, but I do know he is the owner and always seemed shady.  I noticed huge fees in my paperwork as well.  I will just go into a bank and get my loan.  I will not do business with Ideal Lending, and I encourage others to stay away.
