I guess he isn't doing as much work as he claims, so he can pay his bills.
Jeff got sued and LOST, the judgment amount was $628,234.75.

Jeff couldn't rip off enough people to pay the Bank and he was taken to court and LOST.

Unlike some of the other experiences with Jeff that I've read, we got lucky and he only got us for around $3,000.  He abandoned the job and stopped paying his sub on our basement project.  We had the sub Vince and his wife over to discuss the plan going forward.  We began paying the sub for retro work that Jeff hadn't paid him for and the rest of the work he would do.  He nearly completed the job based on the amount of money that was left to fulfill our contract.  We kept calling Jeff - his mobile # changed which is funny because I remember when we hired him, he gave us a business card with a mobile # handwritten over the # on the card.  Guess he was running then too. First flag that I missed.  Anyhow, we got Jeff on the phone finally by calling his house and he started blaming his sub for everything - total lie - and I still remember when we asked him to supply the carpet that we'd paid for through him, he seemed open to it then realized that we had paid our total contract fee between him and the sub and he hung up on us.  He thought he had a chance to get more money from us then hung up when he realized that wasn't possible.  We ended up spending about 3k of our money for carpet, although we had paid Jeff for it already. 

He's a bad guy and a liar.  I've posted a few times about him in the last few years because it still is on my mind how he burned us.   Here's the part that really burns me ... when he came over to our house the first time, I had googled him and showed him a few bad reports on him.  He was smooth and explained everything, and I actually offered to help him get rid of the reports.  Because of Jeff, we don't trust contractors anymore and that's a shame.  Jeff spends a good deal of energy defending his actions and like others who've posted about him, I challenge him to refute my claim.  Holden Street, Elgin in Providence basement job around 4 years ago. 

Jeff has now created his own website and puts in a responds from us. LOL

And the responds that is wrote from us is a LIE.  He will not respond to this because he knows everything that I said is true.

Then the Loser (which would be you) pays the other person for the work that was never completed.

In the title - False Claims, Stalking and Slandering
FALSE - Anything that I have written on the web is true!!! Besides, I haven't seen you, in years, how can I be stalking you, Jeff Fank? The only time, I called you  was to see where my windows, doors, siding for the house and retaining wall was. I left my name and phone number. By the way, I am still waiting for you, Jeff Fank to call me back!!!

Sue drafted the contract that I signed, so I was actually their subcontractor
FALSE - it was your contract that you, Jeff Fank drafted!!! We made some modifications and additions that were approved by you, Jeff Fank. Then Sue, said that she would help you out, since you were busy and retype the contract with the agreed upon changes.

Defaulted on the contract -
FALSE you, Jeff Fank defaulted on the contract. We had a Final Payment due at the completion of the project (when you finished all the work per the contract). You, Jeff Fank never finished the project!!!
 
The pool company they hired to install the pool after we excavated and poured the foundation, drove their trucks to close to the foundation and collapsed about 20' of concrete foundation $12,000.
First of all, the pool company came thru YOU, Jeff Fank!!! You, have the pool company listed in the contract.
It was about 2 of the concrete foundation, which was fixed at the same time you, Jeff Fank tried to fix our house from the damages which were incurred when Jack ran into our house  when he was removing old concrete and pouring the addition foundation. It wasn't even fixed by you properly, because when it rained water came through the crack. After you, Jeff Fank disappeared from the project we hired a subcontractor to finish fixing the crack in the house that you never totally fixed. Also, I never saw a bill for $12,000, please show me!

Had my company build out extra work for a total of $7,500.00
I have no idea where you are getting this number; the work that you, Jeff Fank did (which was very little) was listed in the contract or was what you, Jeff Fank needed to do per the Village of Lisle to meet code requirements.
 
We also poured concrete around the pool which they were to pay us $10,000.00 when we poured it.
FALSE - Per the contract we paid you, Jeff Fank for the concrete before you had a sub pour it.   We have the check that was cashed by you.
 
Steve and Sue did not pay, that's $27,500.00 they defaulted on
First and foremost this is FALSE.  In addition, you need to work on your math skills 12,000 + 7,500 + 10,000 = 29,500
 
My attorney sent them a demand for payment letter and stated we would not return until they caught up on the payments per the contract
FALSE - We NEVER received a demand for payment letter. If what you claim to be is true then why did you, Jeff Fank call me in June of 2006. I have your recorded voicemails, you left on my machine.
On June 23, 2006 at 4:30 PM; you, said the windows and doors were ordered and told me that the windows/doors would be here in approximately 4 weeks. That puts the delivery date around July 21, 2006. Those windows and doors have never been delivered. Do you know where they are?
On June 27, 2006 at 9:50 PM; this was the last time you left any kind of response on my voicemail; you called me about the windows and doors; waiting to hear from Scott about the ship date.
I am still waiting for the windows and doors, have you heard from Scott and when he will be delivering the windows and doors to my house, since we have already paid you, Jeff Fank for them?
 
Sue sent 4 complaints to the States Attorney General and all were rejected as false complaints
FALSE - Sue sent the first letter in which you, Jeff Fank responded to. Sue then responded to your lies with the Truth. You never responded to her follow up letter.
Sue re-contacted the Attorney General to find out the status of our case; they considered this case closed because you, Jeff Fank never responded back to them, not because of false complaints.
So the other 2 complaints must be from other people that you ripped off.
 
posted false information about me and my company on many websites and have opened many email accounts so they can pretend they are different unhappy customers.

The truth is they claim that I stole $500,000.00 from them, but the contract was about $200,000.00 and their project was about 80% complete.
FALSE - I never said that you  stole $500,000 from us. The lawyer(s) said that we could sue you for $500,000+ which would cover grief and aggravation, the cost of finishing the project, our time that we spent working on the project after you, Jeff Fank disappeared, non-use of the land (since you left our lot a mess) and more. The lawyer(s) also unanimously said we would win, but would never see any money because there we so many liens against you.
 
They never hired an attorney or tried to take me to court
When you, Jeff Fank leave the project, you, tell people to sue you. Well I was going to sue you!!! I did talk to 3 high profile construction contract lawyers. They all said if we sue you we would win in court because you didn't complete what was stated in the signed contract. (But Jeff Fank is a person that would not pay after he lost in court. The lawyers knew this because he has 20+ liens on his house from homeowners and subcontractors that have sued him and won judgments.)

They claim I disappeared, but I have lived in the same house for 12 years
FALSE - I said that you, Jeff Fank disappeared from our project. Spinning the truth once again.

FALSE - you were walking your dog, when I got out of my car. At that point you asked who I was. (I assume you responded this way because there are so many people that you have ripped off, you weren't sure who it was.)
On 12/15/2006; ~ 7:30 PM, I confronted you in your driveway. I got out of my car, and asked you where my money was and why you hadnt finished the project; you, Jeff Fank said I spent all of your money and go head and sue me.
At that point, you said that you were going to call the police and tell them that I was trespassing on your property. I chose at that point to leave; it had nothing to do with your dog.
I just knew that you would lie to the police, like you lie to everyone else.

Dumped garbage in my driveway, I have the police report
I have never seen the police report!! Why would I dump garbage in your driveway? Per the contract, you, Jeff Fank said that you would clean up any garbage and/or construction debris left on our property every day. If you followed the contract, I would never just take garbage and dump it on your driveway.

Here is what little work was done by you, Jeff Fank but paid to you by us: foundation, shell to the addition, roof, concrete work inside only, a small portion of the electrical rough in and 1" of insulation and not the 4" that were needed. You told your insulation subcontractor that you wanted him to wait and come back later to put in the other additional 3" throughout the room.

Here is a listing of items that we had paid you to be installed on our addition that you, Jeff Fank NEVER installed or paid subcontractors to install (room approx. sixty feet by thirty nine feet).
Bathroom: plumbing, electrical, sink, toilet and shower.
6 skylights, 11 windows, 4 self-closing doors, T & G cedar wood for the inside walls of the room, siding for the outside of the room, 22 outlets, 19 switches, 3 phone jacks, green board/drywall, base trim, heater for the room, concrete patio outside the addition, retaining wall, fence between the garage and house, you never fixed our lot after you destroyed it, and I am sure that there is more. You, did put the concrete on the inside of the room, but you, Jeff Fank never paid your subcontractors for the work.
I paid for the rest of this work to be completed after you left (most of it twice, since I had already paid you for this work)
This doesn't seem like 80% to me. More like 20% done by you!!!

FALSE Again, please work on your math skills!!!! I know of over 20 people that have been ripped off by you, Jeff Fank. So lets do the math. As an example, to make this easy, I will use 20 people. For you, Jeff Fank to have a 98% satisfaction rating you would need to have 980 people satisfied with you.
980 customers / 27 years = 36.29 jobs per year you must satisfactorily complete.
365 days / 36.29 jobs per year = 10 days per job, so you would need to complete a job every 10 days. (This would include getting the job, getting the appropriate permits, passing all the inspections, starting and completing the job to everyones satisfaction).
 
This time frame doesn't include the time you have spent building the addition to your house which you never got a permit for until you were forced to by Cook County, IL.

In addition, you need to include time for the following: time spent in court being sued by your homeowners and sub-contractors and time spent in court for the multiple foreclosures of your house.
 
As for your claim that all 200 projects are all your house.
I said that anyone could make up a website, and make-up names saying they are satisfied customer(s). When I looked at the reviews that were written by Nancy G and Dr. Henry, I noticed something.

The reason that I have posted TRUE information about you, Jeff Fank, is that I don't want anyone else to be ripped off by you or be hurt by you!!!!
 
Maybe I should post the pictures of the addition and how you, Jeff Fank left it!!! I can if you would like me too!!! And why would I stop paying you, Jeff Fank, so I could go into my retirement savings and pay hard working tradesmen to finish the job that you started. In addition, I spent all of my vacation time one year (of the 3 1/2 years it took from start to completion) to work on the project that you had disappeared from and do as much as I could.
Sue became the General Contractor on the project.  She hired new subs to finish the project, I know she did a better job then you could have ever done!!!
 
Also you told me that you, Jeff Fank have not paid incomes taxes in 5 - 10 years when you were at my house. So how are you so successful with all these clients, but you don't pay any taxes? Hmmmm
Are you ripping off the IRS???????? Also, I am sure they would like to see your books!!!
