We used this company to rent out our properties, things were great at first until we actualy sat down to review the statements that we were getting back from them. Needless to say, you should take your time and read their contracts very carefully, you'll find that this company finds more ways to charge you and keep you locked than the cellular giants. Unfortunatley for us, we were in the middle of finals, my wife runs her own business, a home renovation and planning a wedding.

To give you an idea about this company, they charge you a $1 fee for ACH deposit. That's right... $1.00. They don't consider it cost of operating or INCLUDE it into the 10% fee they're already gouging you for.

To begin with, it turns out that not everything is included in your "Half of 1 month's rent to rent out your property". Which on a $1,600 property is $800 to put up a craigslist ad and hire someone to install a sign. A sign we never asked for and yet were still charged $30 for. Then they had told us that a secondary retainer on the property was not required as they already had a deposit from a previous property. Yep, you guessed it, they kept another $300 for the second property. Then they add in the agreement that you cannot cancel with them within the first 6 months or you forfeit your $300 deposit. So if you're upset with them, you have a 6 month cool down period or you can acknowledge a bad investment and cut your losses.

We chose to cut our losses.

I would highly recommend to everyone that they check out all of their options before letting these people anywhere near your property. They don't even really manage anything as you can see from all of the tenant complaints and the way they ding you with all of the fees, I would not be surprised if they are close to filing bankruptcy.

I personally recommend SJC Management Group in Sumner. They were clear and upfront about all of the fees and since they felt so badly about our experience with Integrity (they obviously use that term very loosely) Property Manangement Group, they even waived all of our fees to move over. They also offer much, MUCH more and for less, while being much more professional than what we experienced with this company.

* STATEMENT REGARDING INTEGRITY BEING CLOSE TO FILING BANKRUPTCY IS COMPLETELY FALSE!*

The $1.00 dollar fee spoken about is clear on the management contract dated December 12, 2011 which is on page 1 section 2.c) of the Management contract which reads:  

That Agent is hereby instructed and authorized to pay rent proceeds to:_________________________________                                               

$1.00 fee to owner per month for each direct deposit initiated             

As spelled out in their Management Contract dated December 12, 2011 page 1 section 3. a) Which reads: Agent Authority: Owner gives to agent the following authority and agrees to pay the expenses herewith:

To advertise the premises or any part thereof, for rent when available and to display “for rent” signs in a conspicuous place thereon.  The cost for renting the vacancy is set at half (½) of the first full month’s rent per rental vacancy term, Integrity may charge the tenant all or a portion of the advertising and rent up fee. 

Page 2 section 4 which discloses the management fee charged, the rent up fee charged and the sign post charge of $26.00 dollars (not $30.00) as stated in complaint:

AGENT COMPENSATION:  Owner agrees to pay Agent: For Management:

            Single Family Dwelling or Duplex(s)

Management fee is 10% of gross monthly income per unit.   Rent up fee is half (½) of the first full month’s rent in addition to the monthly mgmt fee.  Rent up fee is charged per vacancy term. 

Owner agrees to pay a onetime fee per vacancy term of approximately ($26.00) dollar for advertising sign post.  Integrity agrees to pay for all other advertising of said property.

The reserve spoken about was on a condo which was under a management contract dated December 12th, 2011.  The parents of this owner also had a separate management contract for a house and that contract dated August 1, 2015 also states that the owners reserve is $300.00 and is required per property, page 2 section c,) which reads:

Agent Authority: Owner gives to agent the following authority and agrees to pay the expenses herewith:

To hire and supervise repairs, alterations, and decoration on said premises; to purchase supplies and pay all bills therefore.

Agent agrees to secure the prior approval of Owner on all expenditures in excess of $300.00 for any one item, such repairs are necessary including lock rekeying to protect the property from damage or to maintain services to tenants as called for in their Rental Agreement.  Owner agrees to maintain a $300.00 minimum balance per property in Agent’s trust account for repairs, advertising and expenses to be paid at time of Agreement. 

The $300.00 dollar Reserve per property for owners are placed in our secured trust account and belong to the owner as long as they fulfill their contract terms which is on page 4 section 7.g.)  

Owner agrees to pay a cancellation fee of $300.00 dollars per property and any advertising fees paid on said property if owner terminates this agreement within 6 months of the date of this Management Contract.

(THE $300.00 dollar fee we have agreed to waive in order to resolve this dispute) to date after phone calls and emails we have NOT received a response from the owners. 

The Condo reserve would not be penalized at all as we have managed that unit for over 3 years and they have fulfilled their minimum stay with Integrity.  NOTE!  WE NEVER HAD ONE COMPLAINT FROM THIS OWNER UNTIL AFTER WE RENTED OUT THEIR PARENTS HOUSE AND THEY CALLED TO SAY THEIR FRIEND (SJC PROPERTY MANAGEMENT) WOULD BE TAKING OVER THIER PROPERTIES.  (Not once during the past 3 + years did they ever call or email integrity to discuss their unhappiness with our fees)

INTEGRITY PROPERTY MANAGEMENT IS ALWAYS WILLING TO RESOLVE AND INVESTIGATE ANY DISPUTE WITH AN OWNER OR TENANT AND TRY TO COME TO A HAPPY RESOLUTION.   WE WERE NEVER GIVEN THE OPPORTUNITY TO DO THIS WITH THESE OWNERS INSTEAD WE WERE GIVENONE EMAIL WITH THREATS THAT IF WE DID NOT PAY THEM FOR SERVICES INTEGRITY ALREADY PERFORMED THEN THEY WOULD RETALIATE AGAINST INTEGRITY BY POSTING DAMAGING REVIEWS.   THIS IS A VERY DISAPPOINTING AND  UNFORTUNATE OUTCOME.
