I am now 73 years old and was forced into retirement three years ago. To supplement my Social Security income I attended an International Association of Investors three day seminar on how to accomplish this. I ended up purchasing the "GOLD" package (for about $23,000) which allowed me to attend a basic seminar (Jump Start U) and three specific seminars. The three seminars I selected were Forclosures, Factoring, and Note Buying. I attended the Forclosure seminar in Orlando given by Gerald Martin. At the time he told me that he would work with me on my first forclosure but I could never get in touch with him. I latter attended the Factoring seminar in Philadelphia given by Brad Magill. I purchased a personal mentoring package from him for about $4000. My web site created some cash flow but the cost of advertising by way of pay-per-click on Yahoo and Google cost more than I was bringing in. Latter I attended the Note Buying seminar given by Eddie Speed. This also ended up with a negative cash flow. About a year ago I purchased a one bedroom apartment in Orlando after being told that the appreciation rate was over 30%. 6 months ago I also purchased a one bedroom apartment in Phoenix where I was told that the appreciation rate was also very high. I intended to keep these for about a year and then sell them. Even with a negative cash flow I expected to make a small profit out of this investment but with real estate in the toilet I can not even sell them for what I owe. The bottom line is that I will be forced into bankruptcy.
