ISM LEADS LEADS (BRIAN) Affiliated With VOLCANO LEADS ANOTHER COMPANY OUT TO STEAL YOUR MONEY!!! Baldwin New York
I was solicited by Brian form ISM leads. He represented himself as the OWNER and he assured me that he was not like all the other companies and he originated all his leads from HIS call centers and he was honest and wants to have a long customer relationship. So I sent him 1375.00 for 25 EXCLUSIVE leads .and what I got was as us brokers call the bait.. I started receiving leads then after a couple of days I got a lead from ISM but it was forwarded from Justin from VOLCANO LEADS who last year I did business with and are also scammers.. So I confronted Brian about the assurance that he made that he originated all his leads from his own call centers, Brian gave some kind of BS story .I wound up closing 1 loan and Brian called and assured me that he would make sure I did better on a second campaign ,so on Dec 27 we started our second campaign we started receiving leads until Jan 4th from that point on to today I still have at least 15 outstanding and all I get are excuses and the leads that they do send are all bogus either called already contacted by other lender within the last 24 hours or wrong info or not interested after several phone calls to Brian I have given up and realized that they are just another scammer. Be careful you will find if you search the internet Volcano Leads is just as bad a lot of these companies work together on these scams.. I urge spread the word on these two fakes

I am a current employee of Ism leads. I would like to say that I have over 15 years of sales experiance and was once a customer of Brians. Leads are only as good as the sales person using them. If your professional and hardworking the leads Brian sells are exactly what he represents them to be! You dont stay in business for 7 years being a scam artest. The truth is this is an example of a person with no accountability that would actually take the time to attemt to discredit someone else instead of improving on your own inablility to present yourself, your product and your poor work ethic. Its no reflection of Brian or Volcano or anyone else if your lazy and uneducated. Nothing comes easy and you get what you put in. This is a pathetic way to try to harm someones reputation and you should really think about your own character flaws and how to improve them.

I just found this info on google as i stated it looks like emblem mortgage are the scammers. A customer in nj filed a complaint on them in april of 2008..report is below

I am a New Jersey homeowner who is investigating Micheal Grande of Emblem Mortgage for fraudulent mortgage practises. It is suspected that he is a bait and switch, not tell you the rate until you are at the closing table loan officer. They are being reported to the New Jersey attorney general as we speak. I would not recommend anyone use this hole in the wall mortgage company. They have like 2 employees, do you really want to trust the most important descision of your life YOUR HOME LOAN, to a company with 2 employees?

Hi all Volcano leads has no ties to Ism leads. Ism leads is a broker. Volcano leads is a vendor. I dealt with emblem mortgage last year with no complaints i still have emails saying the leads i was sending them were good. Looks like the company emblem's problem was with ism. I have many references that wouild back us up saying that we are reputable and have never scammed anyone. Mike and steve i am sorry if you feel like you were scammed but we had nothing to do with this. To go to this measure to try to ruin a companies name was kida rude and unprofessional. I have done some research on emblem with other vendors and lead providers. It seems like emblem are the scammers. They don't pay for a lot of thier leads. They also try to return every lead due to a lack of sales. When i worked with them I offered a full refund they chose to keep getting leads. The problem is they want all their leads they order then they say they want a refund. SO they order 25 then they complain about every lead. If you offer a refund after 10 leads they say no just keep sending then whne you fill their order they say that not 1 loan closed and the leads were garbage. Well you would think a real business person would take a refund if the leads were so bad. The whole plan with them and this is confirmed by other lead vendors they want to get as many leads as possible and then not pay or ask for a refund and they just keep going from vendor to vendor doing this. So for any vendors reading this emblem mortgage is one of those nightmare clients that you don't want to deal with.
