Issam Shalhoub with Avanti Way Realty These people are crooks and scam artists Miami Florida
These guys are crooks and only want your money. They will give you bad advice and try to stear you toward their own deals to prevent from splitting commission with the selling agent. Their goals are to get you to purchase the most expensive properties that they are selling without regard to your interests. If you do not want to go along with their ideas and are hoping to purchase somthing you are interested in they will either engage in petty arguments or harrassment. Or, if you do insist on closing a sale with a different company that is selling the home then they will try to steal your money using numerous other tactics, like hidden fees, rediculous upsales, and bring in their friends to help convince you to give more money to them for things that you don't need. They claim to be legitimate and established but if you look into their company and the details you will find that it's just a small upstart of immigrant scam artists that happen to have a real estate experience. I hope you take this advice wisely and go with someone who is a true real estate agent with an established company. This company pays people to give them positive reviews online. I wish I would have researched them more thoroughly or had read the truth about them. It would have saved me tens of thousands of dollars. Don't be their next victim!

I Wrote This Report After A Misunderstanding and Want to Remove It But RipoffReport Won't Remove This False Report

I am normally a very honest and open person. This report was written several months ago and there are some truths in it but most of this information was submitted right after some possible miscommuntication and disagreements with the agent listed above. I honestly forgot all about this report I submitted. It hasn't even crossed my mind until I had the above real estate agent contact me on my phone. When he brought it to my attention I had to apologize and I must say I was very embarrassed and ashamed of the things that I said above. I will now take the matter to state the truth and nothing but the truth here below. I won't sugarcoat anything, I won't even try to make any justifications for the report I wrote, I'll simply tell it like it is after I've had time to reflect and look at it from a totally different mindset and a totally different time.
The following paragraphs will describe my interactions, pleasures, and frustrations, of attempting to do business with the above real estate agent and his company:
First off, they aren't crooks, con-artists, or thieves. I didn't loose any money, no money actually ever was exchanged. The only thing I lost was valuable time and patience.
When I first met Isaam I only had a couple hundred thousand dollars to invest in property and it was going to be my first time investing in real estate. However, I did have a partner who had a few million to invest and he did have some investing experience, although his experience was on a must smaller price scale then what we were looking at with Isaam. It's one thing to invest $50K into a house, have some guys do some repairs, and then flip it for a huge profit. It's a very different experience to take a few million dollars and invest it property in a city you have visited but never lived in and hope to get a good deal and make a good profit. We werere looking at properties between $10M-$20M if I recall correctly. We looked at several options and talked about different ideas. I had a Skype call with Isaam and his boss and we discussed different strategies. Our goal of investing into luxury high-rise condos didn't fit into our intention of investing for cash-flowing properties. Cap rates were terrible and HOA fees were very high. It was a risky investmet and we were advised against it by Isaam's boss. Even if he hadn't advised it, once they gave us the details on the properties that we were looking at and we saw that the numbers stated online were very very different from the actual numbers it was an obvious bad investment with a potential for big losses. Isaam's boss said that we should consider investing in a less glamorous part of town that would have high cap rates and better cash-flow. It was wise advice and I agreed. Not to mention saving thousands of dollars a month on HOA fees. We then talked about all meet up in Miami in the near future and also getting the financial paperwork from the bank for preapprovals so we could start moving to the next step. This wasn't our first time looking at big deals and unfortunately my partner wasn't feeling comfortable about investing in Miami anymore. We decided to not work together on this deal but I was still interested so I got the preapproval letters from my bank and emailed Isaam letting him know that my fiance and I had pre-approvals for $1,050,000.00 in real estate. We wanted to use our bank to finance the deals because it would have only cost us about $32,000 down in cash thanks to the fact that I am an Iraqi War Vet with honorable service.
Days passed, Isaam snubbed me and refused to respond to any of my emails. When I finally did reach him on the phone he proceeded to raise his voice and me and fire off many accusations and insults. He said that I was a liar and a waste of his time; that when I had contacted him I had led him to believe that I was interested in investing more than $10M and that I led him on. He told me that I had wasted his time and that he was disappointed in me. He had done the research on the previouse properties and even let me meet his boss for northing. His boss was an important and busy guy and didn't have time to waste with people who were going to make big purchases. He then hung up in my face and never spoke to me again in regards to business. I was speechless. It wouldn't have mattered though because he fired off accusations and insults so fast I would have never had tiime to say a word if I had even thought of what to say. Since then though he has told me that he didn't hang up on me, he lost service because he gets bad signal in the building where he lives. That's definitely possible because I too have had that experience in high rise offices and places that I've lived.
I emailed him and his boss and let them no that they had lost a good sale. I invested my money elsewhere in a different city and worked with someone else.
There are good and bad things to say about Isaam and my experience working with him, below I will only state the good, for it is not my responsibility nor is it my aim to call attention to the "bad" in someone else for that would be very judgemental and it's not my place to judge any man. I have enough faults of my own to worry about looking for faults in others:
The Good:
He's a hardworker, very ambitious, intelligent, and has a lot of great potential. He has a good head on his shoulders and seems to know a little something when it comes to real estate. I not sure exactly how much he knows as we did not work together long. I do know that he knows more than I about real esate and the city of Miami. He's also bold and courageous. He isn't afraid of speaking his mind and is diligent about going after and acheiving the things he intends to.
In conclusion, I have learned a lot about myself and human behavior from this experience. I did and said some things I was not proud of in my posting of the original post that was filled with untruths. Although it wasn't more than a year since I posted that original post I have learned much of myself since then and would not respond in such a manner had I the opportunity to have that experience again. I can not recommend you work with Isaam, nor can I say you shouldn't. All I can say is that he and his company have good potential and will most likely do a good job if you use their service. I would go so far as to suggest that if you do businesses with Isaam he will give you exceptional quality service; and if for some reason your investment options change and you have less to invest then your original intent was, I'm sure he will still treat you with respect and kindness. Thanks for taking the time to read this unedited report update. Please note: This post took a significant amount of valuable time to write and I do not have the time to go back, reread, correct errors and submit a final draft. I've only taken the time to write this out because it was the right thing to do and you deserve to read the turth and not be misled due to lies posted in anger.
Sincerely,
