Complaint Review: Jaffa Neubaum Jaffa Stein Excell Loan Modifications

I have learned from my own "very bad experience" that this the best advice to everyone invovled with any company offering their services for a fee to do a modification. First of all, the early warning "RED FLAG!" here to get away from these so called "third party" companies is when you are asked to pay for something that is "free to you" in the first palce. Stay in touch with your mortage lender company establishment, deal with them directly . They can do the modification for you without any extra fees or charges because it is a "FREE SERVICE" to you their customer. And if you want to do it yourself, you can. It is as easy as 1,2,3 ! Please listen to me and do it yourself , or just ask a friend to help with it and don't be ashamed to ask for help that is free! You don't need to pay for something like I did making the same costly mistakes that I have as I am telling you now! You can also get assisstance formm your local Goverment offices or Attorney General's offices by simply calling 1-your area code-555-1212 directory, giving the area code for your state you live in and asking the operator for the office of whichever you want to call first. "I AM A VICTIM.......DON'T BE ONE TOO!" But remeber this............I am a survior, you can be one with me. Just do what I am telling you here and save your home and re-modify your modification gone bad AS I MYSELF HAVE DONE!

Please let me state that I am not the author of the article that pertains to Jaffa Neubaum, Jaffa Stein, entitled, "Jaffa Stein is a Crook." Secondly, the rebuttal to that article is untrue, to say the least.

One true statement in the rebuttal is that I only knew Jaffa Stein for 3 weeks and had not had any prior contact with her ever and have had no contact since. I have worked hard helping people in the Real Estate Industry since 1978. I pride myself in helping people and have never in the past 31 years of my career been called in front of any licensing authority for wrongdoing. I have helped thousands of people throughout my career and donated thousands of dollars to underprivileged adults and children to feed and educate them.

In the short time that I have been involved in trying to help people modify their mortgages, I have lost thousands of dollars. I have refunded thousands of dollars after examing their financial situation determining that we could not help them.

Due to the existence of a website such as RipOff Report anyone has the ability to post a libelous and defamatory report about anyone wheither it is true or not and can ruin that person's reputation and or life's work. I do not know who wrote the first article nor do I actually know if Jaffa Stein wrote the rebuttal. What I do know is that I am not the person described in that article. I did not do the things that I was accused of. The buden has been placed upon me to protect my reputation as well as other innocent persons that are caught within this website now or in the future. YOU COULD BE THE NEXT PERSON.

Just a short comment.......I have tried myself to do a mortgage modification with Wells Fargo and what they called a modification did nothing for me at all. They just put the payments I was behind on (3) and put them on the end of my mortgage. They said that was all they could do. I had never been late once. I had been laid off from my job then returned but I still was behind. I did use Jaffa Neubam when she was with another company and she did get them to do what they would've done for me but got me a lower interest rate which meant a lower payment. I'd refer her to anyone. I am not a stupid person and did know what I was talking about when I called Wells Fargo but they would not budge. Hats off to Jaffa

The fact of the matter is, no one should pay one red cent for any services related to restructuring or modifying the terms of their existing home loan. Your lender is prepared to deal with you personally. A third party only serves to muck up the process.

Your lender does not want to deal with a third party, they want to deal with you. Not only do they prefer it, they have been advised to do exactly such by the President of the United States of America, Mr. Barack Obama.

You voted for President Obama in hopes that he would do something about the bad state of the housing market and how it affects you directly. He is doing his job. His Making Homes Affordable Plan will help you. Nowhere in his plan does it say to pay any third party any money in order to help you work out an affordable payment arrangement with your lender.

Contact your lender and ask them about the President's plan. They will be more than happy to assist you.

Any and every third party loan modification counselor will tell you that you can't do it on your own. That's ridiculous. You can do it. What you cannot do is pay someone a fee in order to do it for you. It is illegal and if you're the one collecting the fee, it is immoral. How could anyone in good faith collect a dime from someone who is about to lose their home? That's greed.

MORTGAGE SCAM WARNING SIGNS
There should never be a fee to get assistance or information about a mortgage modification. Beware of any person or organization that asks you to pay a fee in exchange for counseling services on a delinquent loan.

Walk away from anyone who says he can save your home if you sign over or transfer the deed to your house.

Don't believe anyone who says he can guarantee to stop a foreclosure.

Do not sign over the deed to your property to any organization or individual unless you are working directly with your mortgage company to forgive your debt. Never submit your mortgage payments to anyone other than your mortgage company without the lender's approval.

The authors of this vile and vicious post are too cowardly to identify themselves. They are Chris and Philip one of their henchmen).Neither are modification clients. These two wrote this post in a feeble attempt to undermine the company I work for now Excell Loan Modifications. Chris and Philip are two greedy men who do not want to refund fees to clients even though clients have spent the last month trying to get their files and fees released. Chris and Philip would rather see these clients lose their homes rather than part with one red cent. Chris and Philip have repeatedly said they are no longer in the modification business but if that were true then they would honor all of these poor individuals requests and give them their files and money and let them find a way to preserve their home. Many of their "former"clients want to retain the attorney for whom Excell does the processing and on occassion negotiating. They have ignored letters from clients, letters from attorneys on behalf of clients and will return no ones calls.

B.R. says "I am a mother of 6 kids just diagnosed with uterine cancer. I have e-mailed and called Philip over a dozen times but,he has never responded to me or returned my file and fees of over $3000. I am already working with a much more reputable company Excell Loan Modidfcations. Jaffa Neubaum is a fantastic individual, who has taken the time to recreate my file, is working with my lender and will have my modification complete in the next 7-10 days. She has done this without getting paid anything because Philip will not refund my monies. What other company would that?"

A.A says " I have tried for a month to just talk to someone at Valiantis company but cannot get a return call. Foreclosure documents have been filed so I called Jaffa Neubaum. She has recreated our file and is working with our lender to modify our mortgage and keep us in our home. We have not paid her one dime because Philip will not release the $3755.00 we paid to his company. We are blessed to have Jaffa Neubaum to turn to."

I am writng this rebuttal because I am Jaffa Neubaum the person these two con men so viciously and unjustly attacked in their post. Philip was my employer at American Mortgage/New Hope Loan Modifications/TruPro loan modifications for 4 months. Dicristo of Ameriwealth, Ameriwealth d/b/a Hope Now and TruPro Loan Modifications for 3 weeks. On March 5th, 2009 these two merged their loan modification businesses and Formed TruPro loan Modifications. TriPro lasted all of 3 weeks before they closed their doors on April 3, 2009. Chris and Philip were not making as much money as they wanted nor were they making it as quickly as they needed to keep the doors open.

You must be asking yourself why would two grown men go to such lenghts to create such a fiction about being a loan modification client of Excel who lost his house? It is all about the money and nothing else.

When these two charachters closed their doors on April 3, 2009 there were still 30 clients with pending modifications as a result of the merger. Because of the success I had as a negotiator (their only negotiator) my husband opened Excell On April 12th, 2009. This was nine days before this vile attack was posted.

If this post had truly been from a real client then then his would have been the fastest foreclosure in the history of the State of New Jersey.

More importantly, if Philip and Chris knew anything about modifications then they would know that in New Jersey clients retain attorneys not modification companies. Any complaint would therefore be against the attorney not the processing company.

Many of Chris and Philip clients chose to retain the attorney under whose supervision Excell works in New Jersey. They requested that their fees and files be transferred. To this day all of these individuals have been ignored because neither of these men want to part with the fees they have already collected.It is obvious to all that this feeble attempt at charachter assassination is nothing more than another ploy to try and hold on to these clients monies and to dissuade them from working with us.Sorry boys has not worked. All you have accomplished is leaving clients high and dry and at risk of losing their homes.

Various attorneys and Excell have taken on these clients, recreating their files and attempting to stall sheriffs sales and proceed with modifications without fees. It is our belief that we have a responsiblity to these clients who have been scammed by Chris and Philip and are charging no additional fees. It is our hope that either through the courts or some other process these clients will get their monies back and choose to then pay us for our services.

Now on to Sal Puglia of Hope Now and Brian Mammochia of New Hope to whom I am comapred to. Interestingly enough both Philip and Chris sent all their modifications to Puglia and Mammochia until they realized they could make more money doing it in house. Dicristo, Valianti, Puglia and Mammochia are all friends. As a matter of fact Puglia worked for Philip at American Mortgage in Cherry Hill. So you see Puglia and Mammochia learened from the best scammers in the business. Just look at the names of Chris and Valiantis modifications companies, Hope Now and New Hope. Coincidence? You decide.

I never stole hundreds of thousands of dollars from law firms. I have no criminal record. My brother is a great guy who has never been in jail and shame on these two for attacking him.

Chris and Philip on the other hand have employees who have done significant federal time for fraud and time for other types of crimes. Every modification they are attempting to do is being done illegally. You see they are trying to modify some of the modifications left after they closed their doors in an effort to avoid having to refund any money despite the express wishes of the clients.The person who is supposedly trying to modify the remaing loans against the clients wishes can't put to coherent sentences together has also spent time in jail.

It is true that on April 14,2009 I was asked to leave American mortgage property. As associate and I went there at a clients request to pick up her file and her refund. I did not go in specifically to avoid any confrontationbut rather stayed in my car the entire time. My associate went in and when she brought the file back to the car I opened it. It had been washed of all relelvant documents and no check to client. I called the client who said to wait while she called Philip. She called me back to tell me he would not take her call and while I was on the phone with her 5 Cherry Hill Police cars drove up. Asked me for id and then went inside. When they came out they said that Philip told them I was harrassing them and he no longer wanted me on the property. This so called man did not have the guts to come out and just tell me that himself, he needed the help of 5 police units. I left, end of story no restraining order nothing.

As for never having modified a loan there are dozens of clients who would beg to differ. My reccomendations and referrals speak for themselves.

Chris and Philip, the Attorney General of New Jersey will have the last word on your conduct as modification scammers. Our attorneys will have the last say on this defamamtory post written for no other reason but to ruin Excell.

This response has taken me a few days to write. In all honesty I have been concerned for my familys safety. But we cannot allow these two or their henchmen
to ruin our family or my husbands business so the truth has to be told.
