JETZ LAUNDRY SERVICE JETZ REFUSES TO REMOVE THIER WASHERS AND DRYERS FROM MY APT BLDG TOPEKA KANSAS

I read the previous reviews pertaining to JETZ and I am in the exact position. I bought an apartment building in Kentucky and have had it 3 to 4 years now. There is a laundry room in the basement and there are 2 washers and 2 dryers that were pre-existing and provided by JETZ. I contacted them about a year ago and requested updated equipment as my tenants had complaints such as "it takes turning on the dyrer 3 times to get the clothes dry" and "the washers don't get all the water out of the clothes". I was recently contacted by JETZ who informed me that there was water leak in my basement that I needed to correct. I hired a plumber and he indicated there were 2 problems - 1 a water drip from A/C condensation from the apartment above the basement and 2 one of the washers was leaking water onto the floor. I asked tenants about the washer and they said that the washer would fill up and then slowly leak the water onto the floor. I at this point asked JETZ if they would remove their equipment as I wanted to eliminate the basement/laundry room as it has become problematic and too costly. They REFUSED and here is the response from their Director of Operations in Topeka KS---"the lease agreement is in full force and effect and we expect both parties to abide by that lease.  Our goal is to work with our customers in whatever way we can to meet their needs, within reason; however, pulling our equipment previous to lease termination is not something we will agree to do". I was unaware of this type of a contract being in place at the time that I purchased my building. I am currently working with an attorney. I believe that it would be easier to get out of a marriage than it would be to get JETZ to simply come and get their 1970's washers and dryers out of my building. After obtaining a copy of the contract it automatically renews every 5 years and states that you must notify JETZ the 1st month of the 5th year if you wish to end the contract. REALLY!! Do the stars, moon and planets also have to be in perfect allignment in order to get of a contract with JETZ. Perhaps this is the only way that JETZ can secure future business - by forcing their customers to continue to use the JETZ equipment that they do NOT want. Who would have thought that 2 really old washers and dryers could have created this much stress and frustration for me and certainly as a landlord there are enough stressers. In conclusion to those of you who are considering purchasing Apartments -- 1st make sure that there is no laundry equipment provided by JETZ in the building that has an extensive contract that goes with it.
