I am writing in regards to this company because they are unfair and because they do not live up to the standards of being fair property managers. I resided at one of thier porperties in Westminster for 5 years as a single mother and elected official. I was a good tenant, quite, mind my own business and help out neighbors when their was a need. An elected official there in the City for 6 years.
I rented an apartment located in Westminster off of Edwards for 5 years. As landlords they never inspected the inside of our units, or replaced carpet. Always keep the outside common areas tapered, green and sometimes clean. Some of the tenants had been living on the primises for 13 years and never replaced their carpet nor mine after 5 years.
I recently moved in November 2008 and had a security deposit of $1,400.00 due back to me. They sent me a breakdown of all their charges against my deposit. They said that I was delinquent the month of October. That's a lie. When one pay's rent according to their contract you have up until the 5th of every month. I happened to let them know when I paid my rent on the 4th that I was moving. They called that delinquent, I wasn't, rent was paid in full. Damages to the kitchen doors, closet door repair. The closet door broke in half during the August 2008 Eathquake and they never came out to fix it after I reported the damage, so I bought the closet fixtures to be repaired, and left them in the unit when I moved. Toilet paper holders missing,and they cahrged me $30.00 for that. That's a lie when my family cleaned the apartment after I moved everything was in tact. Front door lock set $45.00, one faucet and supply lines in each bedroom $225.00, replaced a florescent light fixture in the kitchen for $90.00, when (Joe) saw this the month I told him I was moving. The cupboard door was broken when I moved in and was listed as broken on my initial apartment check list prior to moving in. Their was a hole already. They even had the nerve to list 16 outlets that had to be replaced at a cost of $304.00. These were in working order and I can prove it from my Edison Bill that I paid very month. They charged me $160.00. Charged me paint, for the whole apartment at $1,300.00. Installed new kitchen sink at $280.00. Lastly, had the nerve to use an assistant property manager that only shows the units when they are empty, said that they paid her $25.00 an hour totaling 50.00 and her helper at $16.00 hr. totaling $152.00. My total charges $2,434.00. WHAT HAPPENED TO 5 YEARS OF NORMAL WEAR AND TEAR????
This is totally outrageous, I will not stand for it, and I don't want to see another person or family go through what I have gone through since I have lived in one of their units in Westminster, CA. Believe me they will see me in court over this. DON'T RENT FROM THESE PEOPLE! THEIR GREEDY, NASTY AND DO NOT APPRECIATE GOOD TENENTS.

You need to take this seriously, because these people are breaking the law and taking advantage of you because they know that you are probably "uneducated" and so broke that you will not act, and just give in to their mafia style tactics to do whatever it takes to prevent them from refunding your deposit and increasing their profits. That is all they care about and is their bottom line.
You need to take action fast, take the first action, and sue them in court and serve them with papers to appear to let them know you mean business. if you do not, they will place your account and name on ALL 3 collection agencies and tenant reports that will ruin your life for the next 7 years. This means you will not be able to rent anywhere if they pull your credit reports. TAKE ACTION NOW AND SUE THEM. An attorney will sue them for $1400 plus attorney fees.
Living their for 5 years means you get alot of wear and tear, meaning if they have to replace the carpets, repaint the walls, they cannot charge you for that. Now if their is major stains in the carpet or big holes in the walls, they can charge you for that, but they must be reasonable like $20-30 for repairing a hole.
My question is, did you get the following:
1. Did you take photos when you moved in? Did you do a walk through video?
2. Did you take photos when you moved out? Did you do a walk through video when you moved out?
3. Do you have records of the letters you wrote requesting repairs, where they never came to do the repairs?
DO THE FOLLOWING:
1. Hire an attorney who specializes in tenant landlord cases. Pay them to do everything for you. This person will tell you what the law says and what they can and cannot do.
2. What does your contract say?
3. Or, to help you save money, go to small claims court and sue them for $1400+$1400=$2800. If they do not return your deposit within 3 weeks, the judges forces them to pay twice the amount of the deposit.
In order to get away with returning your deposit, ALL property managers or landlords will make up a long list of bogus charges knowing what they are doing is wrong because they are playing the odds and thinking that you will not fight them.
But take action to protect your credit history! Once they list you on all 3 credit bureaus, it will ruin your life for the next 7 years. Take this seriously!

A Letter of Unfairness

Recently received another letterdated December 9, 2008 which come to me registered and certified. Here I'm thinking that I received my check from them and all it was, was a letter that I am being unfair. THE REAL UNFAIR PEOPLE ARE JOE THOMPSON AND MATTHEW KENNEDY. All they have to do is pay my money to me that is due!!! Believe you me never rent from these people, run far far away from them.
Believe me, after living there for 5 years and taking care of the place in which I did for those 5 years, I'm sure in the H*LL not going to be responsible for painting and repairing the raggerty sinls, carpet and holes in the walls that were there before I moved in.
