John advertises incredibly high cap rates on very inexpensive homes, with a " turn key" progarm that effectively claims to keep you doing business with him only they whole way through (hence " turn key").

Here is the rub.  John is very smooth, makes everything seem certain and easy ( in a very casual and convincing way). What this does it isolate you from doing business with any local real estate professionals, almost all of whom I suspect would convey an absolutely awful reputation.

John sells you your house.  If your budget is tight, he plainly explains why he can do the deal cheaper.  He doesn't pressure you but absolutely has a well thought out reason for e ery objection, makes casual disparaging comments about other real estate firms, contractors, property managers, etc.

If he is successful, he will sell you a house at way too high a price ( he targets out of state investors; now we must all be big boys and girls and take accountability for our actions, but John's behavior makdes it bery difficult to perform due diligence since you'll never speak to another soul in KC who knows him.

He will promise to manage your property for almost nothing, (after selling you a home for a low price with an outrageously high cap rate).  After a few months of your tenants not paying rent( yes, I'm serious), he won't discuss it with you.  He also will never show you receipts for a single repair fo rhte renovation you hired him to do after you buy the house).  He'll email you to say hat he has health issues and can't manage your property, and give you 30 days notice.  this will happen after you've paid for an overpriced property, paid him for repairs he will do little / none of, and there's no more money he can take out of you.  If you like the show " American Greed", you'll despise but also be impressed with the work, language, dialogue that John Patchin has scripted to promise a lot and deliver nearly nothing.  Just start calling other real estate professionals in KC, and see what comes up.
