number. Clearly I will not be telling Joe Randleman about this

especially since he had said to cancel the appraisal - The bottom line is that Joe has signed off on everything and is incredibly lucky to buy Los Tiempos.

I asked them to send out the same appraiser and they confirmed that they would.  This man had been to your house before so I thougth that we might be ok- I asked him the same question - How can the numbers be so different when they are coming from the same source? He said that  the market has softened and the bottom line is that there are no comps- The question then becomes how to comp a trophy property when there is nothing to compare it to.  How does a property w/historical significance translate to dollars - The good news is that he is not putting this down on paper and is sending my check back (very nice).

 

At the end of the day, even if we are/were to get an appraisal for 9M, Joe would accuse us of manipulating the price.  I think that we just leave well enough alone.      xo Diana

Our bank said that they cannot raise their appraisal without any new camps.  Remember you told Courtney that the house up the street from Tim just sold for "over $8 million".  Is there any way you can get the documentation on this property so that we can produce this as a comp?

He has a copy ofthe other appraisal- Interestinglyhe has not listed his home - He asked about Lisa McCree's house  - I told him who we heard it from and that there is no documentation - I did not tell him that she called me. I also told him that he will certainly run into this problem when/if his house gets sold.

The inspections have been set up for Monday @ 3pm - I will give him a package of the Major inspection, magazine, background on Los Tiempos and on you - Plus the fact that you will be listed in AD as the to 100 designer/architects - He said that he has seen the house, knows the history, however, I will leave nothing open to chance. diana---i just spoke with my financial mangager  who said that he is fine if we carry $1mm for a term of six months or the sale of the handleman's house...whichever is earliest. the rate would be prime and we would lease back the house for

$15kjmonth...so assuming that the deal closed on sept S...we would lease back until nov 8 at that rate.

please let me know if the handleman's are interested  in pursuing this route.

They are still trying to renegociate the commission - Amazing - I couldn't have been more straight forward - 2% on the listing etc. He is a lawyer and she has been doing real estate for over 10 years

- I hear that that is the way she does business lock in the deal and

John just told me that the second appraisal just came in at 7.2M- I asked him ifthis  is anything that we need to worry about - He said no especially since the purchase more importantly contigency removal was not predicated on an appraisal. - very true - They

Dear Scott,  We just received a phone call from a buyer who had put in an offer on the Rosenthal's house.  The Rosenthal's were happy with the price but didn't want to commit because of the time frame. The same Buyers have asked if they can resubmit the offer with an open-ended escrow.  They understand that nothing will happen until next year and are happy to wait.  Please advise.

Hi there- I spoke w/John about our conversation this morning and that given the Buyer's history you are afraid that once you move etc., they will try to renegociate price - While I am sure that they may come after me (for what I don't know), they were concerned that they not look bad in your eyes so you may be ok. On the other hand, John is staying in touch with them and trying to keep in good standing.  "keep your friends close, your enemies closer".   What worries me is that Summit has not been put on the market yet-  John found out that the appraisal come in at 8M and they readjusted it to 7.2. On a similiar note, I asked if a client of mine could see her (Courtney's) building on Mansfield.  Courtney went balistic and left a nasty message on John's phone

- "she will not work w/me, Betsy, CB Hancock Park etc.

We are all liars" etc. (crazy)  After I had

Boatwright do an inspection of your house she was livid on the length of time they spent at your house and the price- "inspections are a scam etc".    She then lied to Art and said that we never did a proper inspection on your house- NUTS!

I think that her now husband(they got remarried w/nobody in attendance) is being the ah that he is and is doing a number on her- He loves his mctuscan and doesn't want to move.  Further, his ego is locked into that house - Supposedly the house is going on the market this week.  I hear from Courtney's best friend that she will do anything to have your home, loves it, and fully intends to close.  One reason could well be that her name is on title on Lorraine and is not on title on Summit.

On your end, I know that he has no legal recourse, but will he try something -who knows.  When you get back, we can sit down w/John and figure out a game plan.  Possibly that you have no knowledge  of what has transpired, take the high road with the assumption that all is well and that Joe will behave himself-

Newly married, new home how lucky etc. "Qongratulations, you'll love HP..."

As the real estate world turns - I will get in touch w/John now and we'll get back to you on the appraisal. xo Diana

I have to believe that given your clientelle, you must have run  into people like this -Amazingly enough, I have done 99 transactions in 4 years and have never had an unhappy client or any legal issues - In fact, I am known for handling difficult people well.  I have 1 closing next week where by the lady fired Naomi & Leah

(sued and got her listing back) and Barbara MacDonald

- I had a glitch w/her in that I had the buyer sign off on termite in the counter offer and they saw the bill and want us to pay for it.  Fortunately escrow had the termite report so they are up a creek - Their agents didn't get them a copy of the termite

Your plumber can fill out a Certificate of Compiance for the toilets and we don't have to worry about getting them retrofitted.  If you want me to call your plumber, I would be happy to do so - A letter from the Randleman's won't work we need the actual certificate.  I know that you are crazy busy - Also Kathleen seems over whelmed
