Each payment you make gets applied to the price of the house as a bank loan amortized

Deferred closing costs

No application fee's

No hidden fee's

Flexible terms up to 30 years

10%-12% interest no matter what your credit looks like

Payments as low as renting

Automatic pre-approval on an auto purchase at JSP automotive II in Springfield, IL.

Make payments over the computer

Very reasonable contractor rates when needing assistance on anything to do with the house.

Want to become wealthier? buy a house.. Below is a comment by a specialist in the field. No matter what the economy is doing, your biggest asset which is your house is accruing.

"There's been a wealth effect afoot throughout much of the recession and the recovery," said Bernstein of the Economic Policy Institute, "because no matter what people's incomes were doing, their wealth was improving their biggest assets, their homes, were accruing."

If buying is for you, ask us about our Lease to Own (LTO) homes with $1,000 down payment required. You get the same credit with each rent payment as you would if you were paying the bank. As a matter of fact, why use a bank when we will carry the financing 100%. Payments from $390 & Up.

What is "lease to own"? An option to purchase with a triple net lease in which the Tenant has exclusive rights to purchase the home within the lease period. The purchase price, monthly rent, rent credits (same as a bank), and length of lease are established up front. This is a great way to beat the rising home prices by locking in a price now. Tired of paying rent, or need some time before the actual purchase. You not only are getting into a house with no down payment, but you are instantly making equity by having to make the payment you do each month to a landlord anyway, plus the value of the house will go up each year due to appreciation. You have the price already locked in therefore you are making the differance between what you owe on the house currently and the value that the house has increased each year.

Mr. Taylor, Let me see where do I begin. Oh yeah by stating that you are really someone that needs to talk about others. You state that Mr. Polen is a scammer? And what would you call yourself then? I quit my Job of 3 GREAT years to do what I thought was bettering myself, and I came to work for you at TCS Business Services. Thought this might be something great for my family and myself. Only to find out this was the WORST decision that I as a human being could have ever made. You and your wife made things look wonderful and like it was the start of something great UNTIL payday!?!?!?! The Taylor's didnt have the money to pay their employees! They still gave us a paycheck though only for me to place the check into my account and then it BOUNCED higher then a Hot Air Balloon on a Hot summer day. And guess what this not only happened once but 2 other times also! At one point in time my account was overdrawn by nearly $1500 and I have 3 Children that I couldnt buy school lunches for. I demanded that I get the money that was owed to me in CASH! So I received a portion of it and Guess what? Still almost 2 years have went by and Im still waiting on the other portion, only for Mr. Taylor to keep telling me that he is going to do the right thing and pay me what is rightfully mine. But yes you are all right I will never see the money that is owed to me. Then to top it off he tried to file bankruptcy on me so he didnt have to pay me my wages. So long story short Mr. Taylor stop trying to SCAM everyone out of money and get a Honest job making Honest money!
Now just a couple of questions for yourself Mr. Taylor and please stop trying to make yourself look good and just answer honestly. 1) You make all your house payments when they were Due? 2) You make the full payments? 3) How many times did Mr. Polen come to your defense and let you stay in the home after the Judge gave you a certian amount of time to get out?
Now let me end the conversation by asking 1 last and final question to you Mr. Taylor!?!?!?!
4) Last BUT not Least- I can answer ALL of the above questions with accurate and correct information and it would be my pleasure to do so, So are you going to answer Truthfully or shall I for YOU????????

UNRELATED TO COMPLAINT

The most recent rebuttal filed by Jeff Polen (on Jul 16, 2009) is just another attempt to divert attention away from his crooked and deceatful dealings with the people in the Central Illinois area.

Mr. Polen's recent posting is completely unrelated to the complaint against him by myself and currently 1 other posting. I'm sure after more people have had to opportunity to read these postings about him and his company, they too will certainly respond with compaints against JSP Investments and Jeff Polen.

His business practices are unethical and deceptive!

Alleged scam costs businesses $41,000
Suspect in three cases may be behind another 19.

--------------------------------------------------------------------------------
.A 29-year-old Springfield man is charged with three counts of theft and suspected in as many as 19 other cases, for allegedly running a scam in which he stole a total of about $41,000 from three local businesses, authorities said.

Cory L. Taylor of the 1300 block of East Stanford Avenue was being held on $100,000 bond, which was lowered Wednesday by Associate Circuit Judge Robert Hall to $25,000 at the urging of Taylor's attorney, John Mo Madonia.

Madonia said Taylor is a lifelong Springfield resident who cares for his ailing wife, has a medical condition and cooperated with police for about three hours after his arrest Tuesday.

Innocent until proven guilty, Hall said, as he lowered the bond to allow for Taylor's release much to the relief of Taylor's family, several members of which were present.

Randy Blue, the prosecutor, said Taylor worked for a legitimate company that served as a conduit for businesses to accept credit cards.

Taylor would obtain the businesses' blank checks so the company he worked for would have the routing and account numbers for those businesses' bank accounts. The businesses would also give the company authorization to access its accounts so that it could deposit or withdraw credit card payments as needed.

But Taylor allegedly set up a second account for himself, wrote checks from the businesses and deposited them into it. He needed no signatures on the checks because there was prior authorization, authorities said.

The thefts with which he's charged, all of which took place between March 4, 2007, and Dec. 19, 2007, include:

* Hometown Pantry at Spring Street and South Grand Avenue, from which he allegedly took more than $10,000, a Class 2 felony punishable by three to seven years in prison.

* Zara's Collision Center Inc., 3117 Wide Track Drive, from which he allegedly took between $300 and $10,000 and faces a Class 3 felony punishable by two to five years in prison.

* U-Top Fashion and Beauty, 838 South Grand Ave. E., from which he allegedly took between $300 and $10,000.

It was the owners of Hometown Pantry who called police.

#10Consumer Comment

Fri, July 10, 2009

I have to agree with you on this statement.
'JSP FINANCE IS A TOTAL RIPOFF". A few years ago I got a house with them and it was the worse exrerience. I gave them money down. The house was suppose to get some work done and they never fixed it. They talk all this mambo-jumbo to get out of what they promise to do. IF YOU WANT TO GET SCAM "JSP IS THE PLACE". Watch out for this company, they are not honest, they deceive the consumers, and they will take you to court. I have come across many people who wished they never dealt with JSP. You live and learn. I HAVE PROOF. I'm glad to know that there true identity is being expose. What a deception. I encourage everyone who has being ripoff by JSP TO SPEAK OUT, AND STOP THIS JEFF POLEN AND HIS JSP COMPANY.

A contract for deed is a contract in which a property title is transferred only after the buyer makes a certain number of monthly payments. This is the standard definition and is exactly what is involved here.

JSP believes the post is merely the result of sour grapes in that JSP successfully evicted who it believes is the poster via a lawsuit filed with the court.
