Judy Hamblin and her Hometown Realty group in Monroe, Utah have quite the scheme going, it appears. They’ve got an interesting way of making money in the real estate business. 

Here’s how it goes, allegedly: A prospective homeowner is lured in to purchase a home. They can’t quite afford it, but Judy, being the great deal-making realtor she is, comes up with a way for the homeowner to be able to qualify to buy the home – balloon notes seem to be the popular choice these days. With a balloon, you pay affordable costs to get into the house with the assumption that when the balloon note hits, you’ll have saved up enough money to work out a longer-term deal and renegotiate the loan and refinance.

Except these days, that’s more of a Cinderella story than reality.  So the home goes into foreclosure, or it goes through a short sale; the owner is ousted, and guess what? Hamblin and her Hometown crew are back at work selling the same home.

Not bad for the agent, eh? It’s like having a never-ending stream of inventory; and you get familiar with the house and get better at seling it over and over again. Can you say, “CHA-CHINGGG!

I've heard the stories from the unfortunate victims who have lived through it. It’s sad. 

Be extremely cautious before entering into a deal with Hamblin and Homestead Realty. Educate yourself and know what you're getting into. If the deal seems too good to be true and seems tailored to fit you to a “T” – be very careful. Protect yourself.
