The year 2011 started and after paying the huge amount of $3,500 US dollars to the Kanaka HOAs lawyer Jeremy Evans...I said dollars no pesos, Kanaka HOA declined towithdraw the lawsuit case CV-2010-2143 at the Twin Falls, ID court. The Kanaka HOA board also declined to withdraw the mechanics liens on my home. I wrote the Kanaka HOA lawyer Jeremy Evans a letter asking why he was not removing the lawsuit after I paid all the money they asked for ($1,500 above of what I owed or 75% on fees) and asking him to withdraw the case by December 31, 2010. And you don't going to believe this...the Kanaka HOA board sent me a letter stating that the huge late fees and attorney fees they charged me, were a normal procedure at the Ranch...in other words there is not negotiation, none.

No help with any problems as the Kanaka website suggests they do. Hei they don't even answer to my e-mails or talk tome.Since Evans did not answer to such letter (not surprise here)I asked Brian Tanner (another lawyer) to call him and ask why he was not withdrawing the court case. Evans had not real reason to behave the way he is behaving, but he had the nerve to ask for additional $500 dollars to settle the case!!!. It is unbelievable the meanness, the greed and the rip-off from the Kanaka HOA board and their lawyer Jeremy O. Evans and how nobody takes responsibility of the rip-off..I will continue to fight until righteousness is done.

The individual reporting his Ripoff Reports in 2010 and 2011 was then a member of the same Homeowners Association I am now a member of today.  I do not know the reporting individual nor do I care who he is.  His report is almost a decade old, and IF those conditions existed at that time (I purchased land at Kanaka Rapids in 2012), they no longer exist today.  None of the names mentioned in his/her report at that time hold positions of authority at this time.  I understand some have moved away and others are now deceased.

Today the Homeowners dues are $100 per month, considerably less than the national average.  The Water Use fees are $55.00 per month.  Homes and vacant land are selling well today, and the area is stunningly beautiful.  The Kanaka Ranch is located in the Snake River Canyon, approximately 80 miles southeast of Boise, Idaho, and approximately 20 miles from Twin Falls, idaho, recently ranked as one of the top ten most desirweable locations in which to retire.

Kanaka Rapids, an historical site located at at ranch, has been indentified as Fishing Falls as mentioned in John C. Fremont's journals when the Oregon Trail was surveyed by the U.S. Government.  The area is mentioned in dozens of journals written by pioneer women traveling the trail between the 1840's and 1860's.  I was recently informed an 1823 calvary buckle was found on my property by a rancher living in the area in the 1960's.

I doubt the individual that originally published the ripoff report still lives at the ranch, or he would have retracted his comments years ago.  The ranch is now managed by responsible staff, and we are seeing younger families moving into the ranch that formerly mostly consisted of retirees.  We have larger lots located on the "Riverside" portoin of the Ranch, bordering the Snake River, and "Creekside" has smaller lots which are more affordable.  Both gated areas have private fishing ponds, hiking trails, and park areas.  Creekside also has tennis courts and RV storage.

Kanaka Ranch has it's own private water system consisting of a deep artesian well, and consistently exceeds the State of Idaho water quality standards.  Property owners also enjoy irrigation rights, the cost of which is included in the monthly water fee, and most importantly, every property owner enjoys geothermal water access to their properties, the cost of which is also included in  the water fee.  Most of the homes are also heated with Geothermal energy, at no additional cost to the homeowner.

Same old ways...unfriendly, greedy & crooks

True...I don’t live in my house at Kanaka Rapids anymore. After the HOA lawsuits, the high HOA feed, the cost of water and being kick out of the door by MONSATAN my back account depleted. So I had to send my younger daughter to Chicago with her father and I had to leave the state to find employment. Although my expertise is in agriculture Idaho does not support strangers, much less minority strangers. False, Kanaka has not changed. Avoid the mistake I did living in Kanaka. It is beautiful and has precious wildlife, but it is not friendly by all means. There is a few friendly people living there like my friends which name I cannot say,  he is ostracized everyday and he tells me about it. Why? Because he is kind to people and animals. Also he is not accepted by some because he is not Mormon (thank God).

Kanaka HOA ripoff 100% on interest and fees

Patti Belden or Kanaka Rapids Ranch HOA (because she does what she wants at the board) is like the President Hosni Mubarak in Egypt. She has miscommunication issues (don't answer the e-mails and phone calls from homeowners), she lies, exploits the homeowners, uses intimidation tactics (lawyers/lawsuits), erases freedom of speech, and with her lawyer Evans gets as much money as she can from us, despite what the homeowners voted for. Kanaka is clearly not a democracy but as Egypt, an autocratic regimen. So here I am at the beginning of February, still with a lawsuit pending and I must pay the crook lawyer and her dictator Belden another $500 dollars...unbelievable there is not limit to their greediness. The only thing Evans and Belden has not done to the Kanaka homeowners is to attack us with rubber bullets, with tear gas and with stones. Although I will not be surprised if they start doing this with the right pressure as a pacific demonstration from the homeowners.
So up to now I am paying 100% in fees to the $2000 dollars I originally owed. Plus $850 dollars on a local attorney (which did do too much) and $175 more dollars in another attorney that felt under Evans spell. So wow $3000 dollars ripoff from Kanaka Rapids Ranch on the worst economic times in US history. Is this morally right? No. What to do about it? Well, I bought the Rippoff Revenge Kit but since I live here, in this little autocratic Egypt, I am not sure it is a good idea. One thing is for sure, you don't want to buy or build here while Belden is around. She is evil, vindictive, greedy, a lier and is driving this place to the ground as Mubarak is doing to Egypt.

Go to Court.

Present your side with proof of all of your payments. If you are right the judge will rule in your favor..case closed.
