I am a renter of a home that Richard Wall has listed for sale recently. I have been here almost 2 years and the house has been listed several times and never sold.

I have had repeated issues with Richard setting appointments and not showing up for them. Pushing them back three and four times an hour at a time and then cancelling it all together even though I was missing work waiting for him and his crew to arrive at my place.

He has no reguard for the fact that the house is not vaccant and I have a life and a job.
Several times I came home after a showing and every single light was left on.
One time my front door was left unlocked.

Richard had a yard crew come to cut down a dead a tree and rake the yard per his clients request.  He promised that they would hall everything away when they were done with the job. They left us with a huge mess over 40 bags of crap and piles of huge logs that are to big for any one person to lift. The trash service will not take this stuff.

When I called him and asked him why his guy did not remove the stuff like he said they would; he blew up on me and started yelling at me over the phone, he insulted me and would not stop!  After I had said "do not yell at me" three times and he continued  I had to hang up the phone. I was so upset I called the landlord crying and said I will never deal with him again.

I have now been informed I need to remove this stuff myself.
I am a renter it is not my job to do land scaping, plant flowers or cut down dead trees in order for the house to sell.  Nor should I have to pay out of my pocket to have this stuff removed or physically do it myself.
I did not hire that yard crue to do that stuff.

I have never seen anything like him in my life. I will tell everyone I know about the true character of this man. He is very rude and lacks any kind of self control there is nothing professional about him.

I'd like to state the facts for the record.  I listed a home at 15923 Walnutwood, Houston, Tx 77084 for sale.  This home was purchased between 2 partners who put over $35,000 in improvments and updates, and had gotten an offer for over $130,000 a few years ago, but it fell apart due to an old electric box and air handler.  They ended up leasing this home to the tenant who wrote this report.  This was a costly mistake because this tenant was paying less than market rents for this home, and didn't want it to sell.  I'm enclosing my showing report but she turned down more showings than she showed.  Most agents I talked to said the place was dirty, smelled like dogs and smoke and was cluttered.  The dogs ruined the new carpet and the tenant had to be home for every showing.  She was a bartender and it was hard for her to get away, but she was able to show the home about 50% of the time.  Either her or her boyfriend punched a hole in the master bedroom door, and kicked it in, so this wasn't too inviting.  She is a very crabbing mean person who always had an attitude toward me.  She and her boyfriend would never do the yard, and it's in their lease that they have to maintain the yard. 

I never expected them to do any landscaping, but they intentionally tried to make it impossible to sell.  Unfortunately, the seller wasn't in a position to fix this home up and needed their rent to pay the mortgage.  What's sad is she wrote this about me after I had the yard competely raked, mowed, cleaned out gutters, cut a dead tree down and put mulch on the front flower beds.   She and her boyfriend don't want to pay the garbage service to pick up their garbage.  The neighbor next to this house told me he let them put their garbage at his house, because they wouldn't pick up their garbage.  The tenant called me demanding me to have the yard contractor remove the bags.  I was trying to talk the yard guy into doing it, but he told me that he would have to charge me another $75 for the dump.  I didn't realize it would be that much, but there was over 30 bags of leaves, etc.  I told the tenant I was working on it, but she was pissed.  Probably because her yard looked so much better that she was afraid it might sell.  I never cussed at her.  All I said was that she should be appreciative, since I'd been trying to get the landlord to get them to do the yard.  The curb appeal was horrible.  The owner of the house has a trailer and was going to the dump, so this trash was picked up within 3 or 4 days.  This should tell you what type of person we are dealing with.  

There was only one time that a contractor told me he was going to come give me an estimate, but he was trying to fit me in.  It was Friday afternoon, and the contractor rescheduled with me twice but I gave the tenant at least a 45 minute notice, but he ended up coming Saturday.  The tenants were  super rude to him, and he told me they don't want to sell that house.  They cussed him out for rescheduling on Friday, even though we gave them notice.  I apologized over and over for the contractors schedule, but I couldn't control it.  I was trying to get some significant repairs done to the inside of the house, but again the tenant was mad, I was trying to fix the property up.   I always want to make sure that the tenants in my clients homes are treated with respect.  It's important for us to communicate, and for them to be willing to work with me in getting my clients homes sold. 

These tenants fought me the entire way.  The house should have sold for over $110,000, but the sellers ended up selling it for less than $89,900, due to the tenants abuse.  The investor in California lost over $35,000 cash, and the partner in Houston lost a lot of hard work.  It wasn't totally the tenants fault, because the market did change, but this house should be selling in today's market for at least $110,000 if it's in descent condition.  I apologize if I offended the tenant for trying to get this home sold, but she was the one who was fighting me and trying to do everything she could to make sure this home didn't sell.  It ended up costing my clients ALOT of money, and now she's trying to hurt me for what I did.  I'm attaching the showing report, so you can see how difficult it was to show this house.  Shame on you Shae.
