Do NOT use Kirchner Contracting!  You will be so sorry if you do!  Matt Kirchner is a rip off artist!  He takes your money and does not deliver what he promises.  I had a contract with him to provide the building of a residential home on Sanibel Island Florida.  I told him from Day 1 that I was under a time crunch to comply with a 1031 Exhange so we had to be pretty much done, as far as the payments, by the 6 month period on the nose.  At 6 months HE HADN'T EVEN STARTED CLEARING THE LOT YET!  The plans weren't even done!  After I terminated the contract, I asked for my plans and he told me that he would deliver them when they were done.  Three months later, he hadn't even contacted the architectural company to pay the balance that was owed, or to have them finished!  He kept the money I paid in full for the plans (over $8,800!) and never delivered the plans either.  

Matt will come off as a nice guy.  He is a rip off artist!  He very rarely will EVER call, text or email you back when you try to communicate with him.  I could never get ahold of him!!!  He wouldn't respond sometimes for over a week!  No communication!  Takes your money and does not deliver!  I had to pay over $50,000 in taxes because of his stalling!  He is a RIP-OFF!!!  He should not even be in business!  

If you decide to fall for his nice guy tactics, beware!  You will be sorry you did in the end.  Your money will be gone and he will not deliver as promised.   RIP OFF!!

I am very sorry that the project with Mike S. did not work out as either of us had planned.  The customer had a very unique tax situation and requirement to construct a home with very limited finances and under a very stringent time frame.  In order for the customer’s home to have been completed in time for his tax situation, we would have needed immediate decisions from him on a final, relatively simple small home plan that met his financial situation.  

We contracted with an architectural company to supply the customer with plans.  We worked with the customer and architect to attempt to get working plans ASAP.  The customer continually changed the plans, specified items that were beyond his budget and city buildimg and planning codes and could not provide us with decisions for a final building plan. The customer also had told us he would be acquiring financing to complete the home; however we were never made aware that he did so.

Sanibel Island is a sanctuary island with many building restrictions and requirements.  Our company had discussed those challenges with the customer, stressing the urgency of the need to get final plans to the city for development and building approval so that construction could begin as soon as possible.

When it became evident that this project was not going to be able to proceed, we refunded the customer the balance of his deposit after paying vendors, architects, surveyors and the city for their billing related to this project.  We also complied with a claim he filed in small claims court to refund him an additional amount of money.  We gave the customer the unfinished plans he requested.

Given the  tax driven time constraints surrounding this project, it would have required exceptional cooperation, immediate approval of a relatively simple home plan and complete compliance with current building constraints (no variances), on the subject property. It was a disappointment for our company that this home could not be constructed.  Kirchner Contracting inc. lost money on this project as well.
