We too, have had an extremely low appraisal from Landsafe through Countrywide for a re-fi!! Not only did the appraisal cost us $495 which they are refusing to refund, it has cost us interest because of the time lag. Our place was appraised at $395K in April "07" our property taxes are based on a value of $380,000, and the appraiser came up with a value of $330,000!! This is an 1100 SF home on 5 acres of all usable land, a 6 stall barn with individual paddocks, a 2100 SF 3 car shop wired with 220V and an automobile lift!! He comp'ed our place to 2 manufactured homes (older, metal siding) on half the property in the flood plane with no shop or barn, and 2 stick built houses with no shop, barns, fencing etc. on about the same amount of property. Either this guy was in on the "scam" to get our money for the appraisal or he had NO CLUE about horse property in our area. Whatever the case, Landsafe and or Countrywide denied all appeals and is refusing to refund the fee. Countrywide repeatedly tried to talk us into a second mortgage even after I asked them not to mention it again, I was not interested!!! How do we stip them and get our appraisal fees back? Any ideas? I plan to file a complaint with the state of Oregon, but don't know if there is anything else I can do .
