I entered into an agreement for Lawless Homes, Inc. of St. Louis, MO (actually Valley Park, MO) to build a new home for me. I paid them nearly $10,000.00 up front! Their work was so shoddy, so bad, and lousy that I wrote them several letters to complain. They didn't bother to respond.

When I refused to attend the closing until they corrected the problems they took my money, and sold the house to some unsuspecting buyer.

Lawless Homes is a rip-off company, and please do yourself a favor and never do business with them. Tell them you know about their rip-off!

I have complained to the Better Business Bureau, but nothing was done. I complained to the St. Louis Home Builders Association but nothing was done. I've complained to the Missour Attorney General and the case is "pending". An attorney will charge as much as I lost to try and get my money back.

Contact Nancy Seats, president of Homeowners Against Deficient Dwelling, http://www.hadd.com I believe she is in your area. Also, a TX based organization, http://www.hobb.org has info you can almost certainly use too.

I know the problem of cost of an attorney vs cost of cutting your losses. In most areas it seems legal costs and other damages are unrecoverable. Even if you sue and win, and even if the builder pays--which he may not--the settlement may be nothing because the lawyer gets paid first.

That's why it's so important for people who've been ripped off by a builder to complain and stick with it. Otherwise it will only get worse, and it's already a lot worse than most people realize. Some people's houses are so bad they are not salvagable.
