June 29 -2012 my husband and myself signed a lease and gave a cashier check of 1100.00 Lawrence P Weaver. On July 13-2012 10:00 am date of occupancy my husband met Larry Weaver at the house with a pro-rated amount for 980.00 in exchange for the keys. ree standing water was in the basement, base boards ripped up from where the water was just sitting, Lawrence said he didn't know about the water, the house was dirty, carpet in the master bedroom had red dots not sure what was all over it and was filthy, the walls going up the hallway and into the bedroom area had primer on half the wall and regular paint on the other half. The ceiling in the living room showed water stains as well in the front bedroom of the house had water stains on the ceiling. The house smelled of mildew once we open the basement door and possibly even mold. Larry said he would be right back to fix the water in the basement. At 3:00 my husband and I me up with Larry at his office and stated this just wasn't going to work. Our thirteen year old son has asthma and can not breath in mildew or mold because it will cause many trips to the hospital. Lawrence requested that the letter come in writing, and I did as instructed sent and email and listed the reasons why. In the very lease it states tenant must make sure on the date of occupancy all drains be clear, when Larry tried to justify the standing water in the basement only a clogged drain, well clogged and clear are two different things, this slum lord has been sued before, all for the very same reasons I requested out of the lease, But now this slum Lord Larry P Weaver will not give us back our money, we terminated the lease the date of occupancy but but he will not even give us back our checks!

Tenant had been to and walked through the property at least two times before signing the inspection report and lease.  The tenants could not wait to move in.  I walked one of the tenants through the entire house both inside and outside to verify each room and the exterior was in good condition and pointed out some very small light stains in the master bedroom carpet.  After completing the walk through the inspection report was approved and signed along with the lease.  $1,100 deposit and $980 first months rent were paid. The next day there was a small area of water approximately 2 feet in diameter roughly a quarter inch deep that was from condensation from the ac line that was not draining in the basement drain as the drain screen was blocked.  I cleaned the drain screan and the minimal water drained and went away.  Interior of house was completely painted 2 years prior and was in great shape. 14 new windows and siding were installed in 2010.  Furnace was less than 1 year old and ac unit less than 2 years old.  It is unfrotunate that the tenant defamed me.  Anyone can make accusations about anything.  If they thought they had a legitimate claim (after they paid $1,100 for the deposit and $980 for first months rent, a total of $2,080) they could have sued me in small claims court. They did not sue me in small claims court as they did not have a valid claim
