Complaint Review: LB Property Management

As a tenant at 8130 Norton Avenue, a building that LB Property Management of Sherman Oaks, California runs (Craig Tice is the company's COO, Brian James Theobald is an EVP), I was disturbed to witness the property manager, Dusty, entering my unit illegally on numerous occasions. He failed to give me 24 hours notice. He neglected to ever call to ask permission to enter. He walked in on me to show the unit after I had given notice. I had lived in the unit for a little under 2 years, had always paid my rent on time and in full, and this is a gross violation of a tenant's rights pursuant to California State Law, Civil Code 1953. Additionally, LB Property Management caused damage to my property during the time that I lived in this unit and thus far have failed to reimburse me for these expenses. Lastly, hazardous mold grows in the bathroom, the sink overflowed, and the management at LB Property Management is rude and obnoxious. They are either oblivious to the law in the State of California or they have a blatant disregard for it. I'll likely be taking them to court and I urge you never to rent at 8130 Norton Avenue, West Hollywood, CA 90046 or any of the other properties that can be found here on their website: http://www.lbprop.com/

The claims and personal attacks filed by this party are baseless and without merit. This former tenant, who occupied a unit in a property managed, not owned by LB, wanted to break his lease. The landlord would not agree to this. When the tenant did not get his way he threatened to smear LB's name unless he got his way. Despite LB making efforts to find a replacement tenant prior to this tenant vacating, he began his campaign to try to extort the results he sought. An attorney was retained because libelous posts were made and the posting ceased. A lawsuit was prepared against this former tenant. Attempts to serve this tenant will continue until the matter is resolved to the satisfaction of LB and the property owner. Unfortunately some use the Internet as a tool to extort others rather than as a forum to communicate and share information. We want feedback from customers whether it be positive or negative as we can use that information to improve our company and to better service our customers.
