This Trace Richardson guy sells "mortgage marketing" solutions, and also originates his own home loans (out the backdoor).

You will find a text link at the bottom right hand corner of his main page, LeadPress.com, that says "No Closing Cost Refinance". This text link points to Trace's own personal mortgage website, TraceCapital.com

This is an obvious conflict of interest. Trace - you sell mortgages and sell "mortgage lead generation solutions"? What do you do with your clients' leads? Sounds VERY suspicious.

On LeadPress.com, you reference having done loans as if it were past-tense, when in reality you are still actively promoting and closing refinance business... why would you attempt to hide that you're still actively in the mortgage industry and originating loans through TraceCapital.com (unless there is something going on behind the scenes)?

For those unfamiliar with basic search engine marketing, by placing this text link on LeadPress.com, Trace is manipulating the search engines to help place his own personal mortgage website prominently on the first page for the phrase, "No Closing Cost Refinance". It's strategically hidden in the lower right hand corner so that potential LeadPress.com consumers don't easily find it. Nice try, Trace.

Very Shady. Please provide a copy of your terms and conditions and make it public on LeadPress.com to ensure that you're not stealing your LeadPress.com clients' leads in order to close your own mortgage loans as an originator.

Buyers Beware! I encourage anyone looking for a real mortgage marketing solution to ask good questions and make sure your provider is not stealing your own clients and leads from you!

Another Fake "Complaint" by a Competitor ... Boo.

Hi, Trace from LeadPress here. Since we work in a very competitive vertical, we've dealt with a lot of false "reports" and "complaints" placed on here by competitors, so this isn't the first and I'm pretty sure it will not be the last time we deal with a false and or inaccurate report. Good times! 


In the past we have offered $500,000 to the person(s) claiming to be aggrieved clients if they could prove they were actually a client, not surprisingly, nobody was able to step forward to collect their money. The cash offer was obviously symbolic as we knew it was not possible for anyone to claim it as the claims were obviously fake as is this complaint.  


In any case, if you were wondering what a "mortgage marketing whistle blower" is or why they would be posting here anonymously, it's because they happen to be a "mortgage marketer" and because we have a better product and there is a good chance we've been taking market share away from them. :)


These false complaints are pretty good though, they include our company name, my personal name, past companies names, etc. in the title of the complaint. This is done on purpose to achieve maximum defamation damage in search engines as this complaint will not only rank in search engines for our company name, but any other keywords added to the complaint title. These guys are not amateurs, these complaints are search engine optimized for maximum impact! 


I've written publicly about how we use our own product to generate leads, so that is no secret and I share this in sales calls, the fact of the matter is that we eat our own dog food, our product helps our clients generate leads and we use it for lead generation as well, just as Microsoft uses Microsoft software and Investment Banks use the same market analysis software to help clients and the Bank more successful in their investments. 


The crux of the complaint seems to be that there is a conflict of interest by linking to one of our sister companies and that somehow that equates to us stealing leads from our clients, all offered with no evidence under the cloak of anonymity. Huh? Internet plus anonymity = what could go wrong? :)


We obviously couldn't stay in business if we stole from our clients, any loan originator that has purchased leads from a lead seller that were advertised as being exclusive when they weren't figures this out in hours, it is blatantly obvious. While we take such serious accusations very seriously, given the medium and context, you're going to have to take our word that we aren't the horrible, bad, mean, puppy hating people this complaint paints us as. Better yet, give us a call and talk to us yourself. :)


Finally, we link to lots of things on our website such as other products in the space, partner website, competitors, industry conferences, online tutorials, and in fact there's a link in the lower left hand side of our website that links to WordPress because we support and use them. There's nothing sneaky or shady about linking to sites you support, in fact it is encouraged by Google and in our footer you will also find links to our legal page, sitemap, etc., standard operating procedure on just about any website you will ever visit.
