Rented a house from Lloyd O'Dell who worked for Keller Williams at the time. We moved into the property in October 2013 and in June 2014 (we had a 2 year lease) there were brown mold spores on the walls that could be removed and black mold in other parts of the basement which we used as an office and a workout area. When I advised Lloyd O'Dell about the mold his response was I can't clean it as good as you want it so I am evicting you.

We spent 2 weeks bringing everything out of the basement and trying to keep what we could by cleaning it. Over 70% of everythign that was in the basement was runined by the mold. Llod O'Dell then proceeded to charge us for whatever he could so he did not give us back our deposit (roughly $1,450) and then charged us an extra $1,400 for nothing and tried to sue us.

Additional Details Regarding Claim

#2REBUTTAL Owner of company

Tue, July 31, 2018

Hello M,

Thank you for posting your side of the story and please allow me to post ours.  Since this was three years ago, there were some details that were not completely accurate.

First, I am NOT the owner of the property.  The home is owned by a LLC and I represent them and I am also an real estate agent with Keller Williams.

Second, on 10/09/2013 you and your sister entered into a 12 month lease.  After the original 12 months the lease converted to a month to month contract at no additional cost.

Third, on 06/26/2015 (not 2014) the LLC decided to not renew your month to month lease.

Fourth, on your move-in checklist from 10/2013 you did NOT note the presence of mold in the home, as there was not any.

Fifth, On 08/25/2015 you were notified of damages to the property in the amount of $2,780.18.  The company only charged you $1,392.50 and not the full amount.

Sixth, you disputed the charges in court, and the court sided with the LLC.

Seventh, other tenants that lived in the home (before and after) have not had the same complaints as you have had.

Lastly, if you were not happy in the home why are disappointed that the lease was not renewed?  Also, why wait three years before posting a complaint on line?

The company prides themselves in providing a clean and maintained home.  When issues come up they try resolve them as quickly as possible.  In Michigan summers it is not unusual to have humid basements.  As we explained to you when you lived in the home that running a dehumidifier in the basement would help eliminate some of the humidity.

Respectfully,

Lloyd O'Dell
