loan giant took advantage of us from day 1. We went to refinance our house and get some money out, the "two week" process was more like 2 months,

The amount we could cash out changed every time we talked to them, going down drastically each time we talked to them, the kicker was when we went to do our closing (an hour drive) and missed days off of work, we were expecting to get just under $15,000, only to find out we would only be getting $11,000, they came up withh some excuse.

Even after i made sure to find out what our cash out would be after closing costs it changed. I didn't even want to do it.

But our loan officer convinced us we would get our last months house payment back from our mortgage company and our escrows back, totaling around $1,600. So after talking it over we decided to just sign seeing as how it was such a hassle we did not want to start all over.

The best part is when we received our balance check from our mortgage company it was $32, loan giant didn't pay our first mortgage in the amount they were supposed to sowe lost $1578 after all that,

In short DO NOT DO BUSINESS WITH THEM,REGARDLESS OF WHAT THEY SAY OR HOW NICE THEY ARE. AND IF YOU DO GET IT ALL IN WRITING

The biggest mistake we ever made was going with this company.  It's nice that the writer of this rebuttal was paid well because each and every statement was false.  Each and every document in our closing was either forged or fabricated.  It took us til 2012 to win an avoided mortgage and fight against an equitable mortgage after we discovered our signatures forged to the mortgage (Sutter vs US Bank/Saxon).  We are now fighting Ocwen in regards to the note which has also been fabricated.  So this guys response is nothing but lies.  Wonder who he works for now....

I have read the complaint as appeared on your site and do applaud the forum that your site offers for consumers to register a complaint so as to alert others to 'beware'. The problem with this platform however is that -- as with all forms of media -- typically those reading a complaint or reading a negative story typically do not see or read any retraction or response. As such, business and reputations, at times, get wrongfully tarnished.

Regarding the compaintant, I would be most interested in identifying the consumer so I may have the opportunity to look into the allegations stated and get a better understanding of the file and associated facts. I really would like to determine how "ripped off" this customer really was or was it more a case of a bad loan officer whose lack of communications on a tough file only added to the overall poor experience of the customer.

As in any service industry, there will always be consumers/customers who simply do not receive the service and experience that they anticipated going in. However to wrongfully label a Company as being a "bad actor" is assuming guilt before any further inquiry or investigation is conducted.
A customer who has a bad experience or who is wrongly treated by an employee of an organization -- clearly should result in the entire company being branded.

My Company provides home loans consistent with our platform of 'Lending in Good Faith'. I believe that we are the low cost provider, especially when it comes to our customers with credit and/or cash flow challenges. I believe I am one of the few lenders in the country that has created uniform lending practices regardless of one's knowledge, sophistication or need for a loan.

Over the past 15 years, we have helped thousands of homeowners with credit challenges move to a path of cash flow and credit improvement.

The experience of the customer on your web is not indicative of the expertise, knowledge or passion the owners and management team here at The Giant represent.

I welcome the opportunity to review the facts and circumstances surrounding this customer and associated complaint.

Dealing with predatory Lenders

There is no excuse for the tricks Loan Giant pulled on this Borrower.

I am a Loan Officer in Michigan, and Companies like this give us all a bad name.

First of all, Loan Giant has built a reputation in this industry of being SCAMMERS.

They OVER CHARGE on fees and lie to the customers.

They rip off customers as well as their Loan Officers.

As for the process taking more than 2 months... the law requires us to update you (in writing) every 30 days of the ststus of your loan process.

To change figures without re-disclosing is also not in compliance. There should never be ANY surprises at closing!

As for the previos mortgage company reimbursing for the last payment-that's a new one...

Any homeowner that gets ripped off like this needs to contact the Office of Consumer Affairs.

I would URGE you to do this. Predatory Lending hurts people like me, who strive to provide good customer service and fair rates and fees.
