Attention to prospective M&T mortgage customers. Pay attention what M&T sales people promise you and what you get in your mortgage especially if you are a minority and you do not speak good English.
For example, the M&T sales person promised that M&T never sells mortgages and in the contract it says they can sell my mortgage.
Worse, they will call you to make a payment by using a robotic system even if you are late a few days and within the grace period. Expect a lot of calls from them. They are like voltures and they call your house and they ask all kinds of questions to make you submit psychologically.
Pay attention to the terms of the contract like having them pay your insurance, taxes, etc. They tell you with words we can change that later on but they never do.
In sum, find a reputable company to do business instead of dealing with M&T mortgage. Go with Wxxxx Fxxxx (((REDACTED))) where I have my second mortgage and I am being treated with respect.

This is an answer to the most idiotic person in the world who writes in such a manner.
1. The M&T bank said very specifically that they do not sell mortgages and then they clause they do. This is the definition of a fraud. I do not care if they do not in the end. The consumer is not protected.
2. I had a mortgage with another bank and they never called if I were late a few days within the grace period. That is why it is called a grace period.
3. About the minority thing. When I took the mortgage I did not speak English well because I am an immigrant. According to your comments if you go to Germany and they rip you off, please do not complaint because you did not speak German well enough.
I would like you to know that I will complain about the M&T bank up until they treat their customers right. I suppose I have that right.

First of all just because the documents say they can sell the loan does not mean that they will. Secondly - they have a robocaller to remind people who have not paid by the due date to pay?!?!? That is supposed to be a big deal? How about the bank posts a rip off report on him for not paying the note when it is due (as he agreed to do in his loan docs) He signed paperwork saying he will pay by a certain date, did they sign anything saying they won't use a robocaller? And last but not least how on earth is race a factor in any of this? Is he saying that the robocaller is programed to only call minorities? Is he saying that they only check the box saying that they can sell the loans of minorities? Is he saying that they only place collection calls to minorities? NO - because even if that were the case he would have no way of knowing. All he is saying is that he has a mortgage, didn't make the payments that he agreed to make, and is outraged because the bank attempts to collect from deadbeats like him. Oh, and he is a minority - so that must mean the bank is racist because he is both unhappy with them and a minority. I guess his thinking is that minorities should be able to do anything - including not pay back loans - and no one should be able to say anything to them - because that makes them racist. What a total idiot this guy is! Oh and dummy - the bank never pays your insurance and taxes for you for you - they may keep an escrow account for you but they never actually pay your bills for you - even if you are white they don't! Oh crap I'm a racist now...
