RD Walker has set up a business as a commercial lender. He says he can make your loan but first one has to pay an up-front "due diligence" or "processing" fee. This makes sense in commercial lending because every private commercial lender does it. The only thing he does is to visit the site of the property and have you sign what seems to be professional documents relating to a contract. The only thing he has done in the 8 months since first contacting him is make excuses for not being able to fund the loan. That's during the rare times we have been able to actually get hold of him. He is never available in the office nor via his mobile (mailbox is always full). He doesn't return any phone calls or emails. (He did return one a couple of days ago to say he is still going to fund the loan, but as usual nothing specific.) And, no follow-up, as usual. It seems the only thing he does is travel to locations for site visits to pick up a fee. It just looks like he might broker some small commercial deals, at the same time making it look like he is a lender so he can collect fees for extra income on deals he can't find an actual lender for. We have asked him repeatedly to answer very specific questions relating to things he has said but he never responds.

To Whom Ever Has Posted This

I am finding it truly amazing that this mystery person has decided to post something about me without revealing who they are or what the project is, but I will respond anyway.

First off, I have never in all my years told anyone that I required a body guard to travel with me. I also have never told anyone that I was in Japan because I have not been to Japan in over 5 years.

Secondly, why wold any lender except YOUR due diligence package without doing their own due diligence and verification? Why would I or anyone else lend off of YOUR information. That just doesn't make good business sense.

Third, you claim that I don't have money to do my own traveling, if I'm doing a site visit on your project, why would I pay for that? You asked me to loan on your project...do you work for free? If your project is so great why not have the faith in someone checking it out and assessing the risk and validating the information regarding your project. And like all of my preliminary terms any funds paid for due diligence are credited to your lender fees at closing.

I don't nick pick over due diligence fees, I give you the costs of doing due diligence nothing more. Why don't you sell your units or project at less then cost, how profitable would your project be?

Fourth, when you are posting something about me at least have the deceny to post the correct information. That garbage you put on here is about a company called Delta Capital Management in Switzerland. Here is the link to the site (((Redacted))). At least tell the truth. That's the reason that I use RD Walker because the name Deon Walker is a common name. The email address isn't even mine that's attached to the person.

Fifth, reaad the document in no where does it state that I will find an investor nor are the terms totally in the favor of myself.

Lastly, if you are willing to come on this blog type of site why not stand up and state who you are and what your project is. You make false claims that are both slanderous and libelous behind the viel of the internet. Please come forth so that I can take the appropriate action.

Rodney Deon Walker is still operating and Scamming

We were almost a victim of Walker. We were introduced to this character in acquiring funds for a project. We had several conference calls setup that he missed. We were told that he was once in Japan and another time, in Costa Rica.

Finally when he set foot back on USA soil, Walker demanded $15,000 "upfront" even though all the necessary reports had been performed. I learned that Walker Travels from country to country on these funds that he obtains from the potential client aka: "Pigeon".
He claims the funds are to pay attorney(s) fees, flying to see project site and his other perks. (he's living "La Viva Loca") on the pigeons "upfront fees".

Walker claims that he is the actual "Source", but he doesn't even have money to do his own traveling? He claims that he needs security, to assure him of the "pigeons" due diligence. This is after we presented him with all the assurances that he requested in writing, from official documents. He nick pick over the small amount of "upfront fees" as though it would end his life, if he did not receive the funds. Red Flag went up.

During my belated research, I've discovered on other sites this has been a practice of his for years. Check out "The Internet Fraud Advisory Group", based in Britain. Also "Broker Universe" and read those threads. There is much more. I don't know why the State of Georgia has not shut him down. The Reason? Walker has been operating for too many years, taking "Upfront fees" and not being able to support a reputable and reasonable time of carrying through a loan. The LOI that he issues is full of "Loopholes" designed that if he does discover an investor, the terms will be totally in his and the real sources favor. (If I were a greedy investor I'd take the terms). Other wise "Pigeons" beware.

Give this man no "UPFRONT FEES". Also check anyone else out that wants "upfront money". This scam is growing rapidly, in these times.

He has now offered a refund to my client............with a bit of a catch. The refund would only be made if I signed an indemnity agreement (which was a form document from the Internet (not from an attorney - no letter head and no signature) - as all docs seem to be from him - including mistakes and errors as usual, along with a full retraction. I told him I would be more than happy to consider signing an acceptable agreement IF he would provide a detailed list of anything I have said or written that has been false or untrue. He of course declined only stating that I have "assassinated his character," "destroyed his business" and that "I don't understand the loan process."

As I continue to repeat he will not provide anyone with even 1 reference for a person who can verify that he has actually funded a loan - ever. I've asked all to contact me who have had any dealings with this business and all I've received over 5 months now are calls from people who've been ripped-off - some to the tune of 200 and even over 300 thousand dollars individually. The total I have now from all those who've contacted me is up around 600 thousand.

The rebuttal is yet another feeble attempt to misguide those who don't know the whole story. But the whole story ("2 or 3 sides" of it) doesn't matter at this point. What matters is that he is a liar and might possibly be pathological. And now I have the proof.

I was not "counting my commission" for this deal before it was processed. I did however think I might be receiving a commission and the client , more importantly, receiving funding only AFTER WE RECEIVED A FORMAL WRITTEN COMMITMENT LETTER TO FUND.

"....they were offered a refund and chose not to receive the refund but continue the funding process. " This is an outright lie. He SAID in an email that he would offer a refund, but never MADE it specifically or otherwise to the client. At one point we did decide to continue because he said again that he COULD fund the deal. After another 2 months of lies and excuses the client emailed Walker a demand for refund. Client never received a response. We have the emails to provide this.

He also has told victims that he graduated from the US Naval Academy. Another lie. I called the records dept. as anyone can to verify. He did NOT graduate. He did however attend the school but was involved in a campus wide cheating scandal. I wish I'd known that year ago.

I have spent 2 months putting together the evidence I need on this low-life. There are numerous others with virtualy the same exact story as mine. There is no evidence or proof that he has EVER funded a loan as a lender (or broker for that matter).

The truth of the matter is that the project Vince is reporting about is a residential development in Tennessee. As with any project that involves any part of the US housing market they all are "not doing so well." Vince is a broker who was counting his commission before the deal was closed. At this point, not only are banks but private lenders are also having problems funding residential deals. ME&A is no different. It is unfortunate that his deal has not funded, however, they were offered a refund and chose not to receive the refund but continue the funding process.

The deal was never brokered, however as Vince was given a detailed explaination of the details and the problem with funding his clients project due to restructuring of the loan underwritting process involving any US residential project he continues to suggest he was just left in the dark.

I think that it is in poor taste to even acknowledge this report, especially when the site charges you to "rebuild" your reputation. But as I find it distrubing that in this category, most of the posters of these reports are brokers who tend to care about getting a commission check more then an actual deal being done. As with any story, there is always 2 (sometimes 3) sides to any story-any true professional realizes that fact.
