MARIA ELENA SOUIYYAH- ELLIOT MARIA E. ELLIOT MANIPULATOR- LEASE BREAKER - WHINER ST. PETERSBURG, Florida
Maria Elliot goes by multiple names: Maria E. Elliot, Maria Elena Elliot, Maria Souiyyah who took out a lease with her landlord KELLY GOFF. During the lease, Ms. Elliot deceides to move out leaving the July, August, September rents @ 795.00 per month, plus clean up charges of $200.00, totaLING SOME $ 2,085.00.
After a few months, Ms. Elliot was located in December 2009 and was contacted about the outstanding rent. Talking to her was like talking to someone who just could not understand why we were contacting her. We explained she had broken the lease and there were Cleanup charges in addition. Still she could not understand why we were contacting her. All her telephone reach numbers were disconnected and we told her to contact us out of work. Some two days later she responded. I was dealing with someone who just would not understand she broke the lease.
It was about mid January when I contacted her again and made her an Settlement Offer at a REDUCED rate of $1,800.00 " if " the payment was sent to my office " before " February 28th, 2010. A week went by and she contacted my office indicating she would pay off the debt in full from her TAX RETURNS. I told her as long as the payment came in " prior" to the SETTLEMENT DATE of FEBRUARY 28th, 2010. She agreed. The following morning we sent her the Settlement agreement which she signed and sent back to our office.
Needless to say she never made the payment date of February 28th, 2010. A few weeks later after numerous calls she started sending $600.00 + a few weeeks later $600.00... leaving an open balance. We haD TO CALL HER EACH MONTH TO GET THE BALANCE PAID. Now, she expects the $1,800.00 she has PAID to wipe out the $285.00 open Balance. We tried to explain to her that the offer to SETTLE at the LOWER amount was good if PAID by February 28th, 2010, not that she could pay it off monthly when she had money to send. . Mind you the total she originally owed was $ 2,085.00 on the original Broken Lease + clean up charges. The REDUCED amount was to be PAID IN FULL before February 28th, 2010. Here it is August 14th, 2010 and her $150.00 payment in her mind is SETTLEMENT. IT IS NOT. She broke the payment agreement she signed.
In addition with each payment received she would put a different return address. We asked her why so many different addresses and the response was that she was having problems with her residency's and had no address that she could call home.
You should be very cautious when renting out to tenants. You need to check their references. You need to check their employment longevity ( how long at that job ). You need to get BANK INFORMATION, as well as a CREDIT CHECK. Once these tenants are in, you may regret bringing them in. Any landlord can run a credit check or background check for $75.00 on any potential Tenant. Use your head.
This will remain out there for ewveryone to read on Ms. Elliot. When the balance her her liability is PAID IN FULL, we will ZERO BALANCE her file. ... and not one day sooner !!
