Beware of Mark Caro Property Management in Flagstaff, Arizona!

Openly contemptuous and disrespectful of clients and homeowners. Jim Joyce of this agency is a bully and harasser. If you dare to report any problems, even politely, he will retaliate against you big time. Noted by several homeowners. Micromanagement (flurries of frivolous citations; heightened differential surveillance). Fosters a prison-camp mentality in the complexes he manages. "Clipboard police" and attempts to get neighbors to rat out neighbors.

Ramrods through puppet boards of directors who blindly rubber-stamp whatever he wants. Has altered signed contracts. Has arbitrarily changed terms of boards to eliminate anyone who asks reasonable questions about what's going on. All the while, major problems fester in the properties he 'manages' (term is used very loosely).

Mention the name of Jim Joyce in particular to long-time Flagstaff professionals (bankers, realtors) and watch the reaction you get.

If you own rental properties, steer clear of this one. Look up Flagstaff property managers who possess genuine ethics, professionalism and competence instead. If you are a homeowner, steer clear of living in, or investing in, any properties run by Caro and his band of thugs. Do not settle for bullying, harassment and retaliation! You deserve better than that!

We have recently purchased a home in one of the homeowner's associations managed by Mark Caro Properties and Jim Joyce. Before purchasing the home, we walked the neighborhood and met other homeowners. We specifically asked questions regarding the managment of the HOA and received nothing but positive comments. We also, per "Zero's" suggestion, mentioned Jim Joyce's name to reputable business owners in the area. Again, no bad comments.

Our own dealings with Jim Joyce and the managment team have been professional, courteous and respectful.

We own/operate a public water utility company and in our experience reviews like these are submitted by someone with an axe to grind. I would consider the source and let your own "investigation" speak for itself, as we have.

It's really easy to write a negative remark regarding someone when you have had a bad experience. However, most people who have a good or "Not Bad" experience don't feel the need or take the time to write a positive comment.

It's always easy to condemn someone else's performance, however, take a good look in the mirror before you throw the first stone.

I have had several negative dealings with Mark Caro for the past 4 years and have, in fact, filed claims with state agencies and the BBB. As a property management company, it only seems to take care of HOAs in "higher class" areas. For the rest of us, it is impossible to get a hold of one's property manager, calls are rarely returned, complaints are never handled satisfactorily, and basic neighborhood maintenance services are discontinued. Yet they continue to raise HOA fees to pad their overinflated wallets while nothing gets done.

To Zero Tollerence:

Even though you may have it in for Mr. Joyce please remember not every one is a thug! As the old saying goes, One Bad Apple Doesn't Spoil The Whole Bunch. (or something like that)

I have been in the real estate business in the same town as Mark Caro for 17-years and in fact now work with the company. I am an ADRE Certified Real Estate Law Instructor with the state of Arizona and am also an Ethics Instructor for the National Association of Realtors and have served on the Arizona Association's Professional Standards Committee for 7-years. I say your statements are false. I wouldn't risk my certifications by working with a firm as such as you indicated in your remarks. You remarks should be considered slanderous!

As I tell students and potential new clients. Interview three firms before making any choice as to a property manager, and by all means absolutely talk with other firms in town about Mark Caro.

I think this is just a case of someone not getting their way! If these alligations were any where close to the truth why hasn't zero filed a complaint with the state authorities?
