Michael Troyan was referred to me by another realtor in the area.  He said he had access to private lending.  Marhall, Meyer and Strong was the name of the company and the guy running the operation was Terry Zisman.  I have church clients here in the area that are looking to purchase real property.  Funding for this type of project is rare these days.  Private funding seemed to be the solution.  Against my better judgement, my clients proceeded to give Mr. Troyan more than $10,000 of up front funds to get the lending process started.  Sharon Arnold is the processor for Mike Troyan.  All we ever got from them was the run around.  Stall tactics, requests for addtional information.  Eventually, they would basically say that it's the clients fault for not getting them addtional information. Or that the client was not providing the correct information.  I know of several other business acquaintances that deal with church groups that have never been able to get anything accomplish with this company or its individuals.  All they do is take your money and run.

Should the source of this complaint feel confident of his/her facts then it would seem on right that they use their real name. 
Who is "Indy Realtor"? I believe it is Rich Thomas with the Dan Jones Realty firm located in Brownsburg Indiana.


I can only think of two church transactions that this party could be referencing.  In both cases letters of intent were issued that allowed ample time for consideration, consultation with counsel, and additional review by any and all advisors the clients may have had. The LOIs clearly laid out the fact that there were no guarantees of funding (it is illegal to promise funding
under SEC rules) and there would be no refunds. 
In each case the clients signed and returned the letters.  Further, an easy to follow checklist of items required was provided that would be necessary to complete the required paperwork.  In one case the information was incomplete and inaccurate.  None of the directors listed as serving the church were, in fact, serving; they had all resigned! The lead principal in this transaction left the church under pressure.
In the other case some material facts of the request were left out and not disclosed until potential investors discovered the issues via an Internet search that had a significant negative impact on the funding request.  The principal in this case was Jerry McCamey. The nature of these discoveries made it impossible to complete the transaction with investors at hand.

Given the results of due diligence by our firm neither loan transaction was deemed valid and it was determined we could not involve investors in good conscience.  I would think the real estate agent and his broker would understand and support our
position.   I am rather certain the broker for Dan Jones Realty was unaware of the facts as presented here.
