 I bought my Rental properties in 2011 from Meka Cayce. She sold me 2 Kansas City, MO properties that were fully rehabbed. During the first year electrical went out and ceiling fan came down from ceiling. Then Her company supposedly merged with Precise Property Management and this is when the real problems happened. I then was contacted by Mark Roth who was now in charge of the property management. The renters moved out(supposedly) and Mark kept collecting rent and not paying me. ThenI told him I wanted to sell the units. By the way do not believe anything Mark Roth says. He has never came through on one thing he has said. I believe he has some major problems or is just a con artist. I then did not have many choices so I let Mark buy my properties off me and I gace 1 year balloon on seller financing. He then never made one payment and kept making promises. 2 years later I am still in the same position with him lying to me and sending over other peoples documentation with private financial info to justify there is a deal in his pipeline coming so he can payoff. Stay away from Meka Cayce and Mark Roth. Both have multiple companies so regardless what DBA they are using stay far away from them. Do not buy houses from them, do not use them for property management and never lend them a dime. I have all documentation to back up all of this. I found another person who had similiar issues as me in the same time frame. See link below.

It is true that Mr. Ravenstine purchased 2 properties from me in 2011, each for $22,500.  The properties were rehabbed and updated, but of course not everything was replaced at that price.  I was new to flipping and I partnered with a contractor that informed me that everything was done correctly.  Each property was rented for either $600 or $650 and my company managed the properties for the first year, give or take, that Mr. Ravenstine owned the properties. During that time, my partner and I were managing over 100 properties and it became completely overwhelming.  My partner and I decided to close our property management company and REFER our clients to another management company or they had the choice to find their own management.  We just could no longer do the property management ourselves and do real estate with any quality at the rate we were growing.  My partner and I interviewed 2 different companies to see who would fit the best with our client’s types of properties. A majority of our clients had properties located within the urban core in Kansas City and it definitely takes a lot of patience and attention. One of the companies that we met with was Precise Property Management and Mark Roth.  Mark was a local broker that I had recently met in our local market who wanted to ramp up and really grow his property management company.  His primary focus was the urban core because he had a large group of investor clients purchasing properties within the urban core.  The other company we spoke to focused mainly of multi-family properties and really didn’t have much urban core inventory or experience.  Due to this, my partner and I decided to send a letter out to our clients referring them to Precise Property Management.   Mr. Ravenstine was one of those clients who received that letter and transferred his property to Precise Management. 

What I want to make abundantly clear is that I NEVER partnered or merged with Mark Roth or Precise Management.  Mark had his own team and staff and that was one of the reasons we were able to get out of the process. The ultimate goal was never to partner, but to close my management business and only pursue real estate transactions.  I went on to continue my business with my brokerage and then also joined a large hedge fund as their broker.  Never did I know that Mark Roth was not paying owners and not fixing any of the properties.  Never would I condone this type of business practice and never would I have referred my clients to someone that is doing unsavory business.  This is not a person that I would associate with and have not associated with since I discovered from other investors that Mark Roth was doing this to his clients.  I just want to clear my name because I do not do business like this and I have integrity.  During the time that Mr. Ravenstine was a client of my property management company all repairs were completed and all rents were delivered on time.  Once Mr. Ravenstine transferred to Precise Property Management is when all of these issues started taking place.  I want to personally apologize to Mr. Ravenstine and let him know that I would have never knowingly put him in that situation. I like to have long term business relationships with investors that will be mutually beneficial.  I hate that my name is being thrown in the dirt when I have so many positive references that can vouch for my honesty and integrity and heart.  Please don’t let one unknowing situation deplete the other good business that I have done with many individuals and corporations.  I can be reached at 816-612-1006 for anyone that would like more information or to discuss the situation.
