Mr Mike Poole and his Property Management company marks up repair invoices by over 100-250% percent and issues the new invoice in the name of a LLC that is owned by them.

 

Unsuspecting owners will think that they are getting a real invoice from the company that undertook the work but this is NOT the case. Ask Mike Poole for the orginal invoice from the REAL repair person, I doubt you will get one from them.


My properties were left vacant, tennats were overdue on rent, repairs were expensive due to mark up and it is impossible to contact property managers in the Office. They never return phone calls or e-mails. You will be  over charged for everything and get no service at all despite paying these all these high fees.


Do yourself a favour and stay away from this company run by professonal conpeople like Mike Poole.


This company will not manage your property and they will cost you thousands of $$$$ in damages and overchanging on repairs.

If they have conned/overcharged you report them to the Missouri Department of Real Estate and recover your moines by taking legal action.

I have used Michael and Dewayne Pool (note No "e" in "Pool")as property managers for almost two years  (under their corporation Lionshead Property Management LLC) and also recently found out the extent of frauds they perpetrated against me and other investors.

The same as Manny complained, but also other methods such as: rent money is taken but then pretending rent was never paid (they vener use Trust accounts as promised), taking security deposits outright, taking payments for repairs or renovations but doing no work, pretending properties are rented when they are vacant because unrenovated, taking money for mechanical items that are never installed, blaming tenant theft of items that were never installed, presenting cancelled rent checks to show owners tenants are not paying while depositing the second replacement checks (ie tell tenant fisrt check is 'lost') into thier own bank, overpaying utility bills from owner's funds then having credit balance transferred to their bank account, extorting money from subcintractors by overpaying on invoices/wages and taking the difference back in cash.

The more I ask around the more victims I am finding that either did or didnt know exactly why their rental investments went bad. At the core of the problem is a property manager only interested in taking as much money for themselves however they can, while presenting to the property owner whatever story best covers the situation. Ultimately the investments always collapse under the weight of fraud and poor management, then the owner moves on to lick their wounds and the Pools move on to new victims under new corporation entities.

They are currently being sued for breach of contract by one such couple in Jackson Couny Court (Goldfield et al vs BRC Property Management LLC) with the case ongoing. Most people have niether the evidence, finances or determination to follow through with such legal remedy and thus the Pools get away clean. In the civil cases they actually lose, damages will not be collected as with many other lost law suits piling up agaist this family because they live out of LLC bank acounts with nothing in personal names. If enough poeple put their hand up and say they were wronged, perhaps the authorities will take action with criminal proceedings to stop them. Otherwise there is too much easy money for them to walk away from this career and they will keep damaging many more people (owners and renters alike).

I will file my own Rip Off report in due time, right now I am looking to hear from anybody who thinks they may have been a victim to they can undertsand what actually happened to their investment properties, and I can show the authorites that I am not an unluckly, isolated incidence but part of a scam operating for years.
